Flexible financing
A renovation shouldn’t have to wait for the perfect moment. Elbaz Construction works with multiple financing partners so homeowners across Miami-Dade, Broward and Palm Beach can explore financing before committing to a final construction scope.
What financing changes
Elbaz Construction is not a lender and does not approve, decline or fund applications. Every rate, term and approval decision comes from the financing partner.
How financing works
Three steps, and the first one costs nothing and commits you to nothing. You are finding out what is available — not signing up to a scope.
Applications go to the financing partner, not to us. Ygrene publishes a 10-minute application with a decision in 30 minutes or less, and Renew Financial says approvals frequently come in 10 minutes or less; both PACE programmes use a soft credit pull. Synchrony and Service Finance run standard consumer credit applications.
Soft pull on both PACE programmes
We go through what an approval actually means for the build — what the programme will and will not cover, how repayment is structured, and where the scope should sit. This is the step where the budget shapes the design, instead of the design running into the budget later.
Most homeowners start here
Construction starts once scope, permits and financing all line up. Ygrene publishes no costs until the work is done; Service Finance opens billing after installation completes, with the first payment due 30 days later; Renew Financial does not release contractor payment until you sign a completion certificate.
Payment follows completion
Financing partners
Two are consumer credit — a card and an installment loan. Two are PACE programmes, which are not loans at all and work through your property tax bill. Knowing which is which is most of the decision.

Kitchen remodel by Elbaz Construction — the kind of interior finish scope the Project Card is commonly used for.
Partner 01

Synchrony Bank issues the Synchrony Project Card, a revolving home-improvement credit card accepted at contractor locations nationwide. Because it is a card rather than a one-off loan, it stays open after the first project — useful if a kitchen now is likely to be followed by a bathroom or a flooring run later.
| Product | Synchrony Project Card |
|---|---|
| Issuer | Synchrony Bank |
| Structure | Revolving consumer credit card |
| Special financing terms | 6 to 132 months on qualifying purchases |
| Repayment | Minimum monthly payments required |
| Secured against | Nothing — unsecured consumer credit |
| Application | Consumer credit application, subject to credit approval |
Typical Elbaz projects
Best suited to interior finish work where the scope may grow: kitchen remodeling, bathroom remodeling, cabinetry, countertops and flooring. The card staying open afterwards is the point.

Impact window replacement by Elbaz Construction — a fixed scope, which is what installment financing is built around.
Partner 02

Service Finance Company, LLC is a nationally licensed sales finance company and a subsidiary of Truist Bank. It lends through contractors on fixed installment terms, which makes it a natural fit for a defined, single-trade scope where the number does not move once it is set.
| No Interest | A promotional period during which no interest is charged |
|---|---|
| Deferred Interest | Interest is deferred through a promotional period; the promotional terms appear on the retail installment contract or its addendum |
| Long Term Installment | Longer fixed terms aimed at a lower monthly payment |
| First payment | Due 30 days after installation is complete |
| Statements | Mailed roughly 15 days before each payment is due |
| Payment methods | Check, ACH, money order or cashier's check — credit and debit cards are not accepted |
Typical Elbaz projects
Best suited to a defined single-trade install: roof replacement, impact windows and doors, HVAC, plumbing and flooring — the categories Service Finance itself names.

Roof replacement by Elbaz Construction — roofing is one of the improvement categories Ygrene names for Florida.
Partner 03

Ygrene administers PACE (Property Assessed Clean Energy) financing in Florida. PACE is structurally different from every other option on this page: Ygrene is explicit that it is not a loan. It is an assessment attached to the property, repaid through the property tax bill, and it changes what happens when you sell or refinance. Read the PACE notice below before you treat it as interchangeable with a card or an installment loan.
| Equity | A minimum of 10% equity in the property |
|---|---|
| Property taxes | Paid current for at least the past 3 years |
| Mortgage | Payments must be current; no reverse mortgage |
| Title | All owners on the property title must be on the application |
| Liens | No involuntary liens on the property |
| Bankruptcy | None in the past 5 years, unless discharged; 2 years if dismissed |
| Affordability | Estimated annual PACE payment cannot exceed 10% of annual household income |
| Property type | Mobile homes are not eligible |
Typical Elbaz projects
Aimed at storm and energy work rather than finishes. In Florida, Ygrene names roofing, windows and doors, HVAC, wind-resistance and storm protection, insulation, sewer and septic, solar, water heating and high-efficiency pool equipment.

Impact glazing replacement by Elbaz Construction — hurricane protection is a RenewPACE eligible category.
Partner 04

Renew Financial administers RenewPACE, the second PACE programme available to Elbaz Construction customers — and it is live across all three counties we build in. Like Ygrene it is repaid through property taxes and secured by a lien on the property, so the same PACE notice below applies. Renew Financial is a private company, not a government agency.
| Miami-Dade | Miami, Miami Beach, Coral Gables, Aventura, Doral, Hialeah, Homestead, Key Biscayne, North Miami, Palmetto Bay, Pinecrest, South Miami, Surfside, Cutler Bay and unincorporated county, among others |
|---|---|
| Broward | Fort Lauderdale, Hollywood, Pembroke Pines, Miramar, Coral Springs, Davie, Plantation, Sunrise, Weston, Pompano Beach, Cooper City, Parkland, Wilton Manors and unincorporated county, among others |
| Palm Beach | Boca Raton, Delray Beach, Boynton Beach, Jupiter, Lake Worth, Greenacres, Lantana, Juno Beach, Highland Beach and more |
| Eligible work | Solar, windows and doors, heating and cooling, roofing and roof replacement, hurricane protection, landscaping and turf |
Typical Elbaz projects
Aimed at resilience and building-envelope work: impact windows and doors, roof replacement, HVAC and hurricane protection — often the same scope as a storm damage restoration project.

Ygrene and Renew Financial are PACE — Property Assessed Clean Energy. PACE is fundamentally different from a credit card or an installment loan, and Ygrene states plainly that PACE is not a loan. We would rather you understand it here than discover it at closing.
Federal and Florida rules covering residential PACE have changed in recent years. Both administrators publish their own disclosures, and you should read them before signing. If PACE is not right for your project, say so — two of our four partners are ordinary consumer credit.
Side by side
Only verified characteristics are compared here — structure, repayment and eligibility. No rates, no payments and no approval figures, because none of those are published for a specific homeowner in advance.

Typical project scales
A rough map of South Florida construction scopes, so you can see roughly where your project sits before the first conversation.
Smaller project
$10K–$25K
A single bathroom, a powder room, a flooring run, a roof repair, or a window and door replacement on part of a home.
Mid-size project
$25K–$75K
A full kitchen remodel, a primary bathroom suite, a whole-house impact window package, or a complete roof replacement.
Major remodel
$75K–$150K
Multiple rooms at once, an open-plan reconfiguration, a garage conversion or ADU, or a substantial exterior and outdoor living build.
Large project
$150K+
Whole-home renovation, a room or second-story addition, or ground-up new construction.
These are construction-project cost examples only. They are not lender approval limits, not quotes, and not an indication of what any financing partner will approve. Real project cost depends on scope, material tier, structural and layout changes, and permitting. Approval amounts are set by the lender, not by project size.
What you can finance
Which partner fits depends heavily on what you are building. Storm and energy work opens up PACE; interior finish work generally does not.

Real reviews from Elbaz Construction customers. Several mention price and value directly — which is usually the reason people land on a financing page in the first place.

Financing FAQ
Still unsure about something? Call (754) 236-0675 and you will get a real answer, not a callback form.
Yes. Elbaz Construction works with four financing partners — Synchrony, Service Finance, Ygrene and Renew Financial — so homeowners in Miami-Dade, Broward and Palm Beach can explore financing options before committing to a final construction scope. Elbaz Construction is not a lender and does not approve, decline or fund applications; every approval, rate and term comes from the lender.
Four: Synchrony (the Synchrony Project Card, a revolving home-improvement credit card issued by Synchrony Bank), Service Finance Company (fixed installment loans, a subsidiary of Truist Bank, NMLS 140908), Ygrene (Florida PACE) and Renew Financial (RenewPACE, NMLS 1788120). Two are consumer credit and two are property-assessed programmes, which work very differently from one another.
Yes. Exploring your financing options before the scope is finalised is the whole point of doing it early — it lets the budget shape the design instead of forcing a redesign halfway through. Note that a lender application is a separate step from contacting Elbaz Construction: submitting the enquiry form on this page is not a credit application.
Yes. A kitchen remodel is finish-led interior work, which is the category the Synchrony Project Card is generally aimed at. PACE programmes are aimed at energy and storm-protection improvements rather than kitchen finishes, so a kitchen is usually a consumer-credit conversation rather than a PACE one.
Yes. Bathroom renovations fall under interior finish work and are commonly financed through consumer credit rather than PACE. Where a bathroom project includes plumbing replacement, Service Finance lists plumbing among the categories it finances.
Yes, and impact windows are one of the few categories all four partners can potentially cover. Impact windows and doors appear in Service Finance's published category list, in Ygrene's Florida wind-resistance and windows-and-doors categories, and in Renew Financial's eligible-project list.
Yes. Roof replacement is named by Service Finance, by Ygrene (under building envelope and roofing) and by Renew Financial (roofing and roof replacement). Because a roof is a defined, fixed scope, it is one of the most commonly financed projects in South Florida.
PACE stands for Property Assessed Clean Energy. It is not a loan — it is an assessment attached to your property, repaid through your property tax bill, and secured by a lien on the property. Approval is based on home equity and ability to repay rather than a credit score. Because the lien attaches to the property rather than to you personally, PACE affects what happens when you sell or refinance, and it should be considered separately from ordinary consumer financing.
Ygrene is a PACE administrator in Florida. You apply online in about 10 minutes and usually get a decision within 30 minutes; approval is based on home equity and ability to repay rather than a credit score, and the credit check is a soft pull that does not affect your score. Residential terms run up to 20 years, financing is 100% with no money down, and repayment is made through your property tax bill. The assessment takes a first-priority lien ahead of other liens including your mortgage.
RenewPACE is Renew Financial's residential PACE programme, and it is active across Miami-Dade, Broward and Palm Beach counties. Renew Financial publishes 100% financing with no upfront costs, a ceiling of as much as 20% of property value up to $250,000, fixed rates, long repayment terms, and no fee to apply. Like all PACE, it is repaid through property taxes and secured by a lien on the property. Renew Financial is a private company, not a government agency.
The Synchrony Project Card is a revolving home-improvement credit card issued by Synchrony Bank and accepted at thousands of contractor locations nationwide. Synchrony publishes special financing from 6 to 132 months on qualifying purchases, subject to credit approval, with minimum monthly payments required. Because it is a card rather than a single-use loan, it remains available for later projects.
Service Finance Company, LLC is a nationally licensed sales finance company and a subsidiary of Truist Bank, operating under NMLS 140908. It offers more than fifty financing solutions across promotional and standard installment terms, in programme families it names as No Interest, Deferred Interest and Long Term Installment. Billing begins after installation is complete, with the first payment due 30 days later, and there is no pre-payment penalty.
Both PACE administrators publish 100% financing with no money down for qualifying work — Ygrene describes "100% no money down financing" and Renew Financial "100% financing for home improvement projects with no upfront costs". That is subject to approval, property eligibility and programme limits, and PACE only covers the improvement categories each programme lists. Consumer credit approvals depend on the credit line the lender extends.
Not for the programmes that publish an answer. Ygrene states there are no costs until the work is done and Service Finance creates the billing account after installation is complete, with the first payment due 30 days later. Renew Financial does not pay the contractor at all until the homeowner signs a completion certificate.
Elbaz Construction serves Miami-Dade, Broward and Palm Beach counties. Programme availability differs by lender and, for PACE, by municipality: RenewPACE is live across all three counties, including Miami, Miami Beach, Coral Gables, Fort Lauderdale, Hollywood, Pembroke Pines, Boca Raton and Delray Beach. Ygrene publishes its own Florida service areas.

Tell us what you are trying to build. We will tell you which of the four partners realistically fits it, what each would mean for repayment, and what the project itself is likely to involve.
Financing is subject to lender approval, program eligibility, property eligibility where applicable, and current lender terms. Elbaz Construction is not a lender. Financing programs, terms, rates and availability may change.
Elbaz Construction Corp is a licensed Florida general contractor (licence CBC1265280). We introduce homeowners to third-party financing partners; we do not originate, underwrite, approve, decline, service or fund financing, and we do not set rates or terms. Nothing on this page is an offer of credit, a commitment to lend, a quote, or a guarantee of approval.
Every partner detail on this page was taken from that company’s own public website in August 2026 and is reproduced in summary. Programme names, terms, eligibility rules, service areas and availability are set by each partner and can change at any time without notice to us. Always read the financing partner’s own current documents and disclosures before signing anything. Where a figure could not be verified from a current official source, it has been left off this page rather than estimated.
PACE-specific notice. Ygrene and Renew Financial administer Property Assessed Clean Energy (PACE) financing. PACE is not a conventional consumer loan. It is a property assessment secured by a lien on the property and repaid through the property tax bill, it can take priority over existing liens including a mortgage, it must generally be disclosed to and resolved with a buyer or refinancing lender, and it is available only for the improvement categories and municipalities each programme covers. Neither PACE administrator is a government agency. Consider independent legal or financial advice before entering into a PACE assessment.
Project cost ranges shown on this page are illustrative examples of South Florida construction scopes. They are not lender approval limits, not estimates and not quotes for any specific project.
