Not every ADU looks the same, and the differences matter for cost, timeline, and permitting. A detached ADU is a freestanding structure — new foundation, new roof, its own utility connections — built elsewhere on the lot, often where a side yard or extra lawn space is now. An attached or interior ADU carves living space out of, or onto, the existing home, sharing at least one wall and sometimes structural systems with the main house. A garage conversion is its own category: you’re not adding square footage to the lot, you’re changing the use of square footage that already has a slab, walls, and a roof — which usually makes it the fastest and most cost-effective of the three, provided the garage’s structure and location can support the change.

What a garage conversion actually involves.
A garage conversion is deceptively involved for a project that doesn’t touch the building’s footprint. Garages are built to store cars, not people — the slab usually has no vapor barrier, the walls and ceiling are rarely insulated, and the space typically isn’t tied into the home’s HVAC system. Converting it to habitable space means adding a proper vapor barrier and insulation package, extending ductwork from the main system (or installing a dedicated mini-split where the existing system can’t take the added load), and meeting code requirements for egress and ceiling height, since the space is now legally a room people live in, not a garage. Depending on the jurisdiction and whether the garage is attached, fire-rated separation between any remaining garage space and the new living area may also apply. None of this is optional — it’s what separates a legal, permitted conversion from a converted garage that becomes a problem at your next home sale or insurance renewal.

1 How much does a garage conversion actually cost in South Florida?
It depends heavily on scope — a straightforward one-car conversion with no added plumbing costs meaningfully less than a two-car conversion with a full kitchenette and bathroom. Framing, insulation, HVAC, electrical, and permitting are baseline costs regardless; adding plumbing, upgrading to impact-rated windows and doors (required in Miami-Dade and Broward's High-Velocity Hurricane Zone), or choosing higher-end finishes all push the number up from there. 2 Are ADUs even legal in Florida, and does it depend on where I live?
Yes, but the specifics depend heavily on your city or county. Florida law gives local governments the authority to allow ADUs in single-family zones, and Miami-Dade County has adopted its own detailed ordinance covering exactly this. Broward and Palm Beach are more of a patchwork — some cities have their own ADU rules, others handle it case by case, and state lawmakers have been pushing bills that would make ADU approval mandatory statewide, though none have made it all the way into law yet. 3 How long does a garage conversion take from start to finish?
For a straightforward one- or two-car garage conversion, plan on roughly a few months of construction once permits are approved — and permitting itself can take anywhere from a few weeks to a couple of months depending on the jurisdiction and whether plumbing is involved. Projects that add a full kitchen and bathroom, or that need structural work to the garage itself, run longer. 4 Will converting my garage actually add value to my home, or could it hurt resale?
Done properly and permitted, a garage conversion generally adds usable square footage and value — but it's not automatic, and it depends on your neighborhood. In areas where buyers expect covered parking, losing a garage can be a genuine drawback for some buyers even if the added living space is nicer than a garage was. 5 What permits do I actually need for a garage conversion?

7 If I convert my garage now, can I turn it back into a garage later if I sell?
Usually yes, and it's easier if it's planned for from the start. We can frame and finish a conversion in a way that keeps the original garage door opening intact behind the new wall, or design the layout so reversing it isn't a full demolition. 8 What actually makes a garage conversion different from a normal room addition or remodel?
A regular remodel usually works with space that's already conditioned and code-compliant as living area. A garage conversion starts from a space built for a car — no vapor barrier under the slab, little to no insulation, no HVAC connection, and often a door and window setup that doesn't meet residential egress requirements. Converting it means solving all of that (insulation, moisture protection, HVAC, egress-compliant doors and windows, sometimes fire-rated separation) before you even get to the parts a normal remodel starts with, like layout and finishes.
