In this climate the tile can outlive the layer beneath it by decades. Most South Florida tile replacements are underlayment replacements — the tile is lifted, the failed secondary barrier is renewed, and the covering goes back down.
Slope, structure and exposure narrow the field before appearance does. A covering the structure was not designed to carry is not an option regardless of preference.
The regional default on sloped roofs. Very long covering life, heavy enough that the structure has to be designed for it, and almost always replaced because the underlayment beneath it has expired rather than the tile itself.
Lower cost per square and faster to install, with a shorter service life in this UV and heat. The fastening schedule and the starter and ridge detailing decide how it performs.
Modified bitumen or single-ply on low-slope areas. Performance is decided at the seams, the terminations and the drainage — standing water is a design fault, not a maintenance issue.
Every penetration is a potential leak and each one is flashed as its own detail. Replacement is the moment to renew or reposition them, not after.
Once the covering is off, the deck is inspected and any deteriorated sheathing is replaced. Re-nailing to the current schedule is usually required and is also what a wind mitigation inspection looks for.
Larger fields, more penetrations and equipment curbs, and drainage that has to be right because there is no slope to forgive it.

The frames run from exposed framing and bare deck, through re-nailing and dry-in, to tile being loaded and set, and finished roofs with their penetrations flashed. That sequence is the job — the covering is only the last few days of it.

Once the covering is off, the condition of the sheathing is visible for the first time in decades. Sound deck means the estimate holds; deteriorated sheathing means replacement boards and additional fastening, which is why an honest quote carries an allowance rather than a flat promise.
Replacing the covering without renewing the underlayment beneath it solves the appearance and none of the risk. Every frame here shows the barrier being addressed while it is accessible.
The vents and skylights are flashed into the assembly rather than sealed on top of it. Nearly every roof leak we are called to inspect starts at a penetration, a valley or a wall termination — almost never in the open field.
A closed permit and a completed roof are also the paperwork behind a wind mitigation inspection. That is worth more later than it feels at handover.
Everything an owner chooses is the top layer. Everything that decides whether the roof leaks is underneath it. Select a layer to see what it does.
What carries the load. Tile is heavy, so a change from shingle to tile is a structural question before it is an aesthetic one, and needs engineering rather than optimism.
LayerPlywood or board sheathing. On replacement the deck is inspected once exposed, deteriorated panels are swapped, and the whole field is re-nailed to the current fastening schedule.
Re-nailing is also what a wind mitigation inspection credits, so it is worth having documented.
LayerThe layer that actually keeps water out once wind drives it under the covering. In this climate it is the component that ages first, and it is the real reason most tile roofs get replaced.
This is the layer the dry-in inspection exists to look at.
LayerValleys, walls, edges, vents and skylight curbs. Every one is its own detail lapped into the barrier. Leaks concentrate here because water concentrates here.
LayerHow the covering is held down — screws, adhesive-set or nailing pattern — comes from the product approval for the wind speed at your address, not from habit.
LayerThe visible layer, and the one that sheds the bulk of the water. It is not the waterproofing, which is why a covering laid over a tired barrier buys appearance and nothing else.
Longest covering life and the regional look. Heavy, so the structure must suit it, and the underlayment beneath will still dictate replacement timing.
Lowest cost and quickest to install, with the shortest service life in this heat and UV.
For low-slope areas where nothing else works. Performance lives at the seams, terminations and drainage.
Moving from shingle to tile adds significant dead load. That is an engineering review, not a product upgrade, and it has to happen before the covering is specified rather than after the tile is on site.
Roof replacement is permitted work everywhere in the tri-county area, and it carries a mid-job inspection that only exists because the layer it checks gets covered up.
The common causes, in the order we see them:
Carriers and wind mitigation inspectors ask for permit history and roof age. A replacement without a closed permit is difficult to credit however well it was built, and it surfaces at resale.
Tear-off is staged so exposed deck can be dried in the same day. In this climate an open deck and an afternoon storm is not a risk worth taking for a faster schedule.
Requirements, review times and inspection scheduling are set by your jurisdiction and change with workload — sharply after a storm event. Nothing here is a legal opinion or a guaranteed timeline.
Decking, dry-in, flashing and penetrations — the work that is invisible a week later. Use the thumbnails, the arrows, arrow keys, or swipe.
Roofs are quoted by square, slope and complexity — and by what the deck turns out to be once it is exposed. These are the factors that decide it.
Tile, shingle and membrane differ several-fold per square in both material and labour.
Steeper planes slow every trade and change the access and safety provision required.
The genuine unknown. It cannot be seen until tear-off, which is why it belongs in the quote as an allowance rather than a promise.
Hips, valleys, dormers and multiple planes multiply the flashing details.

Tear-off tonnage is real cost, and tile is heavy. It belongs in the quote, not as an extra.

Switching to a heavier covering needs engineering and possibly reinforcement.
Panels and roof-mounted equipment have to be detached and reset, which is a separate trade and a separate schedule item worth pricing explicitly.
After a survey you get a written scope by area and covering, stating the deck allowance, the fastening schedule, what is included and what is not. That allowance is the honest part — anyone quoting a flat price sight-unseen for a deck they have not seen is guessing or planning a change order.

Age, the pattern of leaks and the condition of the underlayment. Isolated damage on an otherwise sound roof is a repair. Repeated leaks in different areas usually mean the water barrier has reached the end of its life, and each further repair is buying months.
On tile specifically, the tile itself may be fine while the layer beneath it is not — which is why so many tile replacements are really underlayment replacements.
Because the tile is a rain shield, not the waterproofing. The secondary water barrier underneath it ages out far sooner in this heat. Where the tile is sound it can sometimes be lifted, the barrier renewed, and the tile re-set — which is assessed on site.
It is the inspection of the deck and the water barrier before the covering hides them. It exists precisely because nobody can verify that layer afterwards. Covering before it is signed off risks being told to remove what you just installed.
Because nobody can see the deck until the covering comes off. An allowance states how much replacement sheathing is included and what additional boards cost, so the number moves transparently rather than as a surprise. A flat price with no allowance usually means the change order is already planned.
Roof age, covering and deck attachment are all inputs to a wind mitigation inspection, and re-nailing is commonly credited. The actual effect on your premium is between you and your carrier. What we make sure of is that you finish with the closed permit and the documentation an inspector will ask for.
We only tear off what can be dried in the same day. In this climate an open deck overnight is not worth a faster schedule, so the sequence is driven by weather rather than by crew size.
Sometimes, and it is a structural question first. Tile adds substantial dead load, so it needs engineering review and possibly reinforcement before it is specified. That assessment happens before the covering is chosen, not after material arrives.
Keep valleys and gutters clear, check penetrations and sealant at terminations periodically, and have the roof looked at after any major storm. Most premature failures we are called to start as a small, ignored detail at a penetration.
They have to be detached and reset, which is a separate trade with its own schedule. We coordinate it and price it explicitly rather than leaving it as an assumption.
Because material, labour and permit turnaround all come under pressure at once. It is also when the least careful operators appear. A licensed contractor pulling a permit in their own name is worth more in that period than at any other time.
We do, in our own name, and we close it at handover. An owner-pulled permit shifts liability onto you and complicates both resale and insurance later.

One tile tear-off caught at the dry-in stage, then two collections of finished architectural shingle roofs from separate jobs.
Stacked concrete tiles sit beside a bare plywood deck where the old roof has come off around a skylight. In the next frames the skylight curbs are covered in Polyglass underlayment, with old tiles still along the roof edge. This is the dry-in stage, when the deck is exposed and the roof is being made watertight.
Look at how the underlayment runs up the sides of each skylight curb rather than stopping at the base. Then look at the plywood: it is the surface everything above depends on.

Ask us directlyMove cars out of the driveway, take down anything on exterior walls that could shake loose, and move patio furniture away from the house. A pool cover keeps debris out of the water. Tell us where the AC condenser and sprinkler heads sit so the crew can protect them. At the end, the grounds are swept with a magnet.
Old shingles or tile go straight into a dumpster or trailer, not onto the lawn. Tarps catch debris at the walls and landscaping. When the roof is finished, the crew sweeps the yard, driveway and beds, and runs a magnet over them for nails. If a nail turns up later, call us and we will come back for it.
Sometimes. Phasing works when each slope can be dried in on its own and the permit covers the whole scope. The catch is that replacing part of a roof can bring the rest under current code, depending on how much is replaced and how old the roof is. The building department decides, so we ask it before we price phases.
We stop covering and secure the site. Open areas are dried in with underlayment or a temporary cover, loose material is tied down or moved off the roof, and the crew leaves the house safe. Work restarts once the storm passes and the deck has been checked. This is why tear-off is sequenced by slope: no more roof is open than we can close the same day.
Often the fascia behind the gutter is soft where water has run down behind it, and old drip edge can be rusted or missing. With the covering off, edge metal is simple to renew, and fascia gets checked as we go. Soffit is separate. We replace it only where it is damaged, because it also ventilates the attic.
Each one gets its own flashing, built up from the deck. In the tile tear-off shown above, the skylight curbs are wrapped in underlayment before any tile returns. An old skylight with a cracked frame or fogged glass is best replaced at the same time, since access is easiest now. A chimney gets new step and counter flashing, not a bead of sealant.
Usually, yes, before work begins. Associations often control the color, material and the start date, and condo roofs may be the association's to replace. They also tend to ask for a certificate of insurance from the contractor. Send us the rules early. We can provide samples and the paperwork, and your approval goes in before the permit application.
Yes, and it is worth it. A small chip in a showroom reads very differently on a full roof in South Florida sun. We bring shingle bundles or tile pieces to the house so you can look at them next to the stucco, trim and driveway in daylight. Some associations also want the sample for their file.
