New Construction Roofing

Roofing on a new build or a major addition is a fundamentally different project than replacing a roof on an existing home — the roof is designed in from the start rather than retrofitted onto whatever structure, shape, and constraints already exist. That difference opens up decisions a replacement project simply can’t make: roof shape chosen specifically for wind performance, truss and connector engineering built around the actual covering that will go on, and a deck assembly built to current code from day one instead of catching up to it later.

Elbaz Construction handles new-construction roofing as part of the overall build, coordinated with the architect, structural engineer, and framer from the plans stage — because the roof’s biggest long-term advantages on a new build come from decisions made before a single truss is set, not from anything done after the fact.

Designing the roof with the house, not after it.

Roof shape — hip versus gable versus more complex geometries — is decided at the architectural and truss-engineering stage, and that decision directly affects both real wind performance and the wind-mitigation discount category the finished home will qualify for. This is a genuine new-construction advantage: retrofitting a home’s roof shape after it’s built essentially never happens, so a new build is the only point where this variable is actually on the table.

Truss engineering and uplift connections.

In HVHZ jurisdictions, every truss layout, uplift strap, and connector has to be part of a shop drawing package sealed by a Florida-licensed engineer, coordinated between the general contractor, the truss manufacturer, and the framing crew before the roof covering is even selected. This engineering has to be installed exactly as designed — connector type, spacing, and orientation all matter to the roof’s actual uplift resistance, not just its paper rating.

Building to the 2023 Florida Building Code (8th Edition) from day one.

New construction is built from the start to the current full-deck, self-adhering underlayment standard (ASTM D1970) and sealed-roof-deck detailing at every joint — the same standard an existing home only reaches when it goes through a full replacement. That gives new builds a real durability and insurance-scoring advantage baked in from the outset, rather than something an older home has to catch up to years later.

Sequencing with the rest of the build.

Roofing sits directly on a new-construction project’s critical path: the dry-in inspection has to pass before interior trades — electrical, insulation, drywall — can close up the structure, so any delay in roofing decisions or installation cascades through the whole schedule. Locking in NOA product selection at the permitting stage, rather than after other design decisions have already been made, avoids the costly redesign and re-permitting that comes from changing course mid-build.

What Drives The Cost

  • Roof complexity designed into the plans — hip and valley count affects both material cost and wind performance from the outset.
  • Material selected at the design stage — tile, metal, and shingle carry very different cost profiles built into the overall budget.
  • Truss engineering complexity — more complex rooflines require more elaborate sealed engineering packages.
  • Sequencing and scheduling coordination — roofing’s position on the critical path means delays ripple into other trades’ costs.
  • Site logistics — new-build material delivery and staging differs from working around an occupied home during a retrofit.

New Construction Roofing Questions, Answered

1 Does it matter what roof shape my new house has for insurance later?

Yes, meaningfully — hip roofs generally score better on wind-mitigation inspections than gable roofs, and roof shape is a decision that essentially only gets made once, at the design stage of a new build.

2 Who's responsible for making sure my new home's roof meets HVHZ code — me, the architect, or the roofer?

It's a coordinated responsibility — the architect and structural engineer design to code, the truss manufacturer and engineer certify the structural package, and the roofing contractor installs and permits to the approved NOA and code requirements. A general contractor overseeing all of it is what keeps those pieces aligned.

3 Can I pick any roofing material I want for a new build, or are some restricted in Miami-Dade?

Any material is available as long as the specific product carries a current Miami-Dade NOA for HVHZ use — the practical restriction isn't the material category, it's whether the exact product line has current approval.

4 What's a "dry-in inspection" and why does it hold up the rest of construction?

It's the inspection confirming the deck, sealed joints, and underlayment are properly installed and watertight before the structure is closed up — interior trades like electrical, insulation, and drywall generally can't proceed until it passes.

5 Is a brand-new roof automatically going to score well on a wind mitigation inspection?

Not automatically — it depends on the actual features built in (roof shape, secondary water resistance, roof-to-wall connection type, opening protection), but a new build has the advantage of being able to design for maximum credit from the start rather than retrofitting for it later.

6 How far in advance do I need to decide on roofing material during a new build?

Ideally at the permitting stage, alongside the building permit — locking in the NOA package early avoids costly redesign or re-permitting if the decision changes after other trades have already planned around it.

7 What happens if my truss engineering doesn't match what the roofer actually installs?

That's a code and safety problem, not just a paperwork one — the sealed engineering package has to match field installation exactly for the connectors' uplift rating to be valid, which is why coordination between the GC, engineer, and framer matters throughout the build, not just on paper.

8 Is new construction roofing held to a higher standard than a roof replacement on an existing house?

Both are held to the same current Florida Building Code and NOA requirements — the real difference is that new construction is designed around those requirements from the start, while a replacement is often working within the constraints of an existing structure.
