Garage-to-ADU Conversion

Not every garage conversion is an ADU — and that distinction is the whole point of this page. Converting a garage into a spare room or home office is a remodel. Converting it into a legally independent unit with its own kitchen, bathroom, and entrance is a change of use, and it has to satisfy your city or county’s accessory dwelling unit ordinance, not just the building code’s minimum-habitability rules. That second bar is higher, and it’s the one we specialize in clearing.

We treat a garage-to-ADU conversion as its own project type because the garage’s existing footprint, location on the lot, and relationship to the main house all shape what’s legally possible before a single design decision gets made. An attached garage and a detached garage aren’t just different construction problems — they can fall under different sections of the same ADU ordinance.

If the goal is a unit someone can actually live in independently — a parent, an adult child, a tenant — this is the version of “garage conversion” that gets you there, done right the first time instead of retrofitted into compliance after the fact.

The change-of-use threshold.

A garage stops being a garage, legally, the moment it gets an independent kitchen, a full bathroom, and its own entrance — that combination is what most South Florida ADU ordinances use to define a dwelling unit versus an accessory room. Cross that line and the project needs full ADU-ordinance compliance on top of ordinary building permits: zoning approval for the unit itself, not just a permit to remodel. Homeowners are sometimes surprised that adding “just a kitchenette” is the specific trigger that moves a project from a straightforward remodel permit into a much more involved review — we flag this distinction before design starts so it doesn’t become a mid-project surprise.

Where the garage sits matters.

An attached garage that shares a wall with the house often has a more direct path to becoming part of the home’s living space, since it’s already tied into the structure. A detached garage converting into a legally independent accessory unit has to separately satisfy whatever setback, lot-coverage, and placement rules your jurisdiction applies to detached accessory structures — the same rules that would govern a brand-new detached ADU. We check which category your specific garage falls into before assuming either path is available.

A separate entrance and real privacy.

For the space to function — and to qualify — as an independent unit, it generally needs its own entrance that doesn’t route through the main house’s door or shared hallway. That sometimes means adding a new exterior door where none existed, rerouting a walkway, and thinking through sightlines and screening so the new entrance doesn’t feel like it’s cutting through someone’s side yard. We plan entrance placement early, since it affects both the floor plan and the setback math.

Utilities: shared service or its own meter.

A garage conversion can run off the main house’s electrical panel and water heater, or it can get its own sub-panel and dedicated water heater — the right call depends on whether the space will ever be rented, how much additional electrical load it needs, and what your specific ADU ordinance requires for independent metering. We walk through this trade-off with you rather than defaulting to whichever is cheaper on day one.

What Drives The Cost

  • Attached vs. Detached Classification — Detached garages face separate setback/placement compliance, which can add design and permitting steps attached conversions skip.
  • Entrance & Egress Reconfiguration — Adding a new exterior door and walkway is a different scope than a conversion that already has usable access.
  • Utility Separation — A dedicated sub-panel and water heater cost more than tying into existing service, but matter more if renting is the goal.
  • Plumbing Scope — A full kitchenette and bathroom are the single biggest line-item swing versus a space with no independent plumbing.
  • Jurisdiction & ADU Ordinance Complexity — Some cities/counties require more documentation, more review rounds, or specific ordinance compliance beyond baseline permitting.
  • Finish Level — Whether the unit is finished to match a recently renovated main house or built to a simpler, rental-durable standard.

Final Inspection & Legal Occupancy

Confirm whether your garage is attached or detached under your zoning code, then check setbacks, lot coverage, and whatever ADU-specific rules apply to that classification for your address.

Plan the kitchenette, full bathroom, sleeping area, and — critically — where the independent entrance goes, balancing floor plan with setback and privacy requirements.

Submit the full package: change-of-use building permit, electrical, plumbing, mechanical, plus whatever ADU ordinance documentation your jurisdiction requires (some require an affordability affidavit at the state-law level; local ordinances may add their own).

Insulation and vapor barrier, HVAC extension or dedicated mini-split, plumbing and electrical rough-in for the kitchenette and bathroom, entrance/egress construction, then finishes matched to the main home.

Coordinate final building, electrical, plumbing, and mechanical inspections and get the certificate of occupancy that makes the unit legally a second dwelling — not an unpermitted conversion that surfaces at your next sale.

Garage-to-ADU Conversion Questions, Answered

1 What actually makes my garage conversion "an ADU" instead of just a converted garage?

The legal trigger is independence — a separate kitchen, a full bathroom, and its own entrance, not shared with the main house. Add all three and most South Florida jurisdictions treat it as a distinct dwelling unit requiring ADU-ordinance compliance, not just a remodel permit. Skip the kitchen or the separate entrance and it's likely a bonus room, which is a simpler (and different) permit path.

2 My garage is detached from my house — does that change anything?

Yes. A detached garage converting into an independent unit generally has to meet the same setback and placement rules that apply to any detached accessory structure on your lot, separately from whatever applies to attached conversions. We check this specific to your property before assuming a detached garage automatically qualifies.

3 Can I keep my garage door on the outside even after it's converted?

Usually yes, if you want to. We can frame behind the original garage door opening and leave it structurally intact, which also makes a future reversal back to a garage far simpler if that ever matters for resale.

4 Do I need a completely separate entrance, or can it share my front door?

For the space to function and qualify as an independent unit, it generally needs its own entrance that doesn't route through the main house. This is one of the first things we design around, since it affects the floor plan and sometimes requires a new door opening.

5 Will I need to upgrade my electrical panel for this?

Possibly. Whether the conversion runs off your existing panel or needs its own sub-panel depends on the added load (kitchen appliances, HVAC, water heater) and your existing panel's spare capacity. We evaluate this during design rather than discovering it's insufficient mid-construction.

6 How is this different from the general garage conversion you also offer?

Any garage conversion adds insulation, HVAC, and code-compliant egress. This specific path is about clearing the additional bar of independent-unit ADU compliance — zoning approval, ordinance requirements, and often stricter entrance/setback rules — on top of the baseline construction work.

7 Can I rent this out once it's converted?

In many jurisdictions, yes, once it's a legally permitted ADU — but rules on minimum lease length, owner-occupancy, and how many units you're allowed vary by city and county. We confirm this for your specific address before you count on rental income.

8 What happens if I just build the kitchenette without pulling the right permits?

It becomes an unpermitted dwelling unit, which typically surfaces during a home sale, an insurance claim, or an appraisal, and can force you to legalize it after the fact — often at greater expense than doing it right the first time — or remove it.
