The reality
Most of what a city publishes about inspections is administrative. One Margate sentence is not. The City states that required inspections have to be made in order and prior to concealment, and that any concealed work that required an inspection will have to be totally removed. Not opened up for a look. Removed. That single line is why a four-day inspection week matters: on a job that closes walls on a Thursday afternoon, missing a two o’clock booking is not a day lost, it is a week.
Requests before 2:00 pm are conducted the next business day; after 2:00 pm, the second business day.
Inspectors work Monday to Thursday, 7:00 am to 5:00 pm, with Friday inspections available by appointment.
The City asks that cancellations be made between 7:30 am and 8:00 am.
Concealed work that required an inspection has to be totally removed.
No survey, structural calculations, special inspector forms or energy calculations — but the asbestos form still applies.

How it runs
How Elbaz Construction runs a remodel on a Margate house, from the first look at the property to a closed-out permit.

On a 1960s or 1970s house the surprise is usually in the services, not the structure.
It changes the submittal list materially, so it is settled before anything is drawn.
In black ink, with values, square footage and quantities, signed by both the owner and the contractor.
Margate states that from 9 March 2026 only the revised Broward County Uniform Application dated 8 January 2026 is accepted.
A copy of the contractor’s licence and insurance goes in, along with proof of ownership and the cost documents.
The City drops the survey, the structural calculations, the special inspector forms and the energy calculations for interior-only work — and still asks for the asbestos form.
The City states that where the additional information has not been submitted or the permit not purchased within sixty calendar days of notification, the application or permit becomes null and void.
Inspectors work Monday to Thursday, 7:00 am to 5:00 pm; Friday inspections are available by appointment. We plan closures around that, not into it.
Requests before 2:00 pm are seen the next business day. Nothing is covered until the inspection that covers it has passed.
Every permit requires a final inspection when the work is complete, and the documentation is handed over.
Nothing above is a Margate requirement unless it says the City states it. Times and forms change, so confirm the current cut-off with the Building Department before you plan a closure around it.
A fish-scale mosaic laid to a linear drain is the clearest example of why the concealment rule exists. The pattern only lies flat if the fall underneath it is right, and the fall is built in the bedding weeks before anyone sees a tile. Waterproofing, drain position and bedding all get inspected in order, and none of them is visible in the finished room.

Living with it
Granite is not maintenance-free. Set the interval the year the job finishes.
Wet-area joints are maintenance, not permanent. Plan to renew them.
A closed permit and its documentation are what prove the work was done properly when the house is next sold.
The City’s rule about concealment is a good habit as well as a requirement. A photograph of a first fix is worth more than a memory.
