1 Do I need a separate permit for electrical, plumbing, and my kitchen remodel, or is it all one permit?
Usually more than one. A remodel touching structure, plumbing, and wiring typically generates a building permit plus separate electrical, plumbing, and mechanical sub-permits, each reviewed and inspected independently under the same address.
2 Which portal does my project actually go through — county or city?
It depends on whether the property sits in unincorporated county land or inside a specific municipality. Miami-Dade, Broward, and Palm Beach counties each run their own system, and most cities inside them run a separate one again — we confirm the correct jurisdiction before applying.
3 What is a Notice of Commencement and do I really need to record one?

4 How long will my residential permit actually take to get approved?

5 Can I track my permit status myself, or do I need someone doing it for me?

6 What happens if my contract price is under a few thousand dollars — do I still need a permit?

7 My permit got "corrections" back — what does that actually mean and what do I do?
It means the plan reviewer found something that needs to be fixed or clarified before approval — anything from a missing signature to a request for revised drawings. It's a normal part of the process, not a rejection of the whole project, but it does need to be addressed and resubmitted correctly.
8 Do I need to be present for inspections?
