The Lauderhill differenceSection 02 of 15

Most cities cannot inspect on a Saturday. This one can.

An inspection is the only thing that moves a construction programme forward. Everything before it is preparation and everything after it waits. Which means the real question on any job is not how fast a crew works — it is when the City can next come and look.

Lauderhill answers that question in public, and the answer has two halves. The first is a deadline: "Next day inspections must be scheduled by 3pm the day prior, and may not be available." The second is an option almost nobody else in the county offers — "After hours inspections (evenings or Friday, Saturday, Sunday) incur additional overtime fees." Read together, those two sentences turn a scheduling problem into something an owner can decide. A pour, a closing-up, a handover that has to land before a weekend is no longer a matter of hoping; it is a booking, taken in time, at a published kind of cost. We plan Lauderhill projects around that, which is why the inspection list is drawn before the start date is agreed rather than after.

The deadline3PM, DAY PRIOR

The City states next-day inspections "must be scheduled by 3pm the day prior" — and adds that they "may not be available".

The optionEVENINGS AND WEEKENDS

After hours inspections, including Friday, Saturday and Sunday, are available and "incur additional overtime fees".

The consequenceTHE LIST COMES FIRST

When inspections can be booked is a programme input here, so we draw the inspection list before we agree a start date.

What we do hereSection 03 of 15

The work Lauderhill owners ask us for.

Elbaz Construction is a licensed general contractor working across Broward. Lauderhill is a city of established single-family neighbourhoods and a large stock of mid-century and Inverrary-era housing, so most of what we are asked for is a thorough update to a sound house.

01Kitchen remodelingInside the footprint, or opened into the living space.

The commonest project in the city, and the one with the longest inspection list hiding behind a single wall.

02Bathroom renovationOne room, or every bathroom in the house at once.

Waterproofing is inspected before any tile goes on, which is why that date is booked and not hoped for.

03Whole-home renovationEvery room, run as one programme.

One permit record and one accountable contractor rather than several trades arriving in whatever order suits them.

04Room additionsWhere an older plan has run out of room.

An addition is a zoning and setback question before it is a construction one.

05Impact windows and doorsGlazing approved for the wind zone.

The Building Division lists Windows and Doors first among the permits it processes; approvals and anchorage are reviewed, never assumed.

06RoofingNamed on the City’s own permit list.

Roofing carries its own inspection sequence, and dry-in is the date everything else on the programme hangs from.

07Driveways, fences and site workThe exterior scopes the City permits separately.

Lauderhill names driveways and fences among the permits it processes, so they are programmed as real work rather than as tidying up.

08Flooring throughoutCarried through, or changed deliberately at each threshold.

Substrate and level decisions are made once and are visible for the life of the floor.

09Mechanical, plumbing and electricalThe trades that carry their own permits.

The City processes each of them; on a full remodel they are what the inspection calendar is actually made of.

South Florida projects by Elbaz Construction

Both sets are Elbaz Construction projects in South Florida. Neither is represented as being in Lauderhill, and the two sets are not the same property.

What these two projects show.

A cooktop in an island is a services decision

Gas, power and extraction all have to reach the middle of the room. That is settled in the floor and the ceiling long before a worktop is chosen.

Granite is templated after the cabinets are set

The island top is cut to a template taken on site. Nothing about that step can be brought forward, which is why it sits on the programme as a fixed wait.

Extraction over an island is ducted, not filtered

A hood in the middle of a room has to go somewhere. Where it goes is drawn at first fix and inspected with the rest of the mechanical work.

A narrow bathroom is won at the setting-out stage

The niche, the bench and the drain in the second set all line up because they were set out to the tile before anything was closed up.

Why it matters hereSection 06 of 15

In Lauderhill the calendar is knowable, which means missing it is a choice rather than bad luck.

The City has published enough about how it inspects that a programme can be built on it instead of around it.

01The 3pm deadline is a real deadline

Book by 3pm, or lose the day

A next-day inspection has to be scheduled by 3pm the day before. Missing that by an hour costs a working day on site.

02"May not be available" is the City’s wording

Not a guarantee, and we do not sell it as one

The City says next-day inspections may not be available. We plan for the ordinary case and treat the fast one as a bonus.

03Weekends are genuinely possible

Evenings, Friday, Saturday and Sunday

Where a date really matters, the after-hours route exists. It carries overtime fees, and the City does not publish the amount.

04The permit list is published

Windows and doors, roofing, driveways, fences and the trades

The Building Division states what it processes, so the permit schedule for a scope can be drawn accurately at the start.

05One office, one counter

06One contractor, one record

The permit history is the asset

A closed record is what a future buyer’s search finds and what an insurer asks for.

The wind zone, the water table and the wet season apply across South Florida and are planned for on every project we run. What is specific here is that the inspection calendar has a published deadline and a published after-hours route.

SpecificationSection 08 of 15

What gets specified differently here.

Not an exhaustive list — the six decisions where this county, this climate and the way this City inspects change the answer.

Windows and doors
Approved for the wind zone
Broward specifies for high wind loads, and the City lists windows and doors first among the permits it processes. Every unit carries an approval and an anchorage detail.Keep tracks and weeps clear; check seals and anchors before each season.
Roofing
Dry-in is the date everything hangs from
Roofing is a named permit here with its own inspection sequence. The dry-in inspection is the one the rest of the programme is built around.Clear valleys and gutters; have the roof looked at after any major storm.
Waterproofing
Inspected, then buried forever
In a wet room the membrane is signed off before tiling starts, and that inspection is booked to the City’s deadline rather than called on the day.Check sealant and movement joints annually; act on the first sign of a leak.
Extraction
Ducted, and inspected with the mechanical work
An island hood has to be ducted to outside air. The route is drawn at first fix because it crosses structure, joinery and the ceiling.Clean or replace filters on schedule; check the external terminal yearly.
Worktops
Templated from what is actually built
Granite is cut to a template taken on site after the cabinets are set, which is why it cannot be ordered early.Reseal natural stone as specified; engineered stone needs none.
Electrical
First fix, not finishing
Circuits, appliance supplies and island power are all first-fix scope with their own inspection, and the City permits electrical separately.Label the panel properly at handover; test protective devices annually.

The photographs on this page are Elbaz Construction projects in South Florida. None is represented as having been taken in Lauderhill.

How we run itSection 09 of 15

Nine stages, in order.

01

Address and scope

What the work is, what kind of building it is, and which of the City’s permit categories it touches.

02

Survey and conditions

What is actually there. On a house of this city’s typical age the surprises are in the services rather than in the structure.

03

The inspection list, drawn first

Every inspection the scope will need, in order, before a start date is agreed. On this job that list is the programme.

04

Drawings, resolved

A set complete enough to be reviewed once rather than three times.

05

Products and approvals

Glazing, doors and roofing selected with their approvals attached, because in this county that documentation is part of the review.

06

Application to the Building Division

Filed complete, at 3300 Inverrary Blvd, rather than nearly complete.

07

Comments answered as a set

A partial answer starts another cycle, and a cycle here is measured in weeks.

08

Inspections, booked to the clock

Called only when the work will genuinely pass, scheduled by 3pm the day before, and moved to the after-hours route when a date has to hold.

09

Closeout and the record

Final inspections, any certificate that applies, and the documents handed over.

City of LauderhillSection 10 of 15

The City’s own rules, as it publishes them.

Where it happens
The Building Division operates from the Ken Thurston Inverrary Community Center at 3300 Inverrary Blvd. That is the counter for the questions this page will not guess at.
The next-day deadline
The City states plainly: "Next day inspections must be scheduled by 3pm the day prior, and may not be available." Both halves of that sentence matter — the deadline is hard, and meeting it is not a guarantee of a slot.
After hours inspections exist
The City states: "After hours inspections (evenings or Friday, Saturday, Sunday) incur additional overtime fees." Very few municipalities in this county publish a weekend route at all.
What the overtime costs
The City does not publish the amount, so neither will we. It is a question for the Building Division, and it is worth asking before a date is promised rather than after.
What the Division permits
It states that it reviews and processes "many construction permits including: Windows and Doors, Roofing, Driveways, Fences, Plumbing, Mechanical, Electrical", and more.
Why the 3pm cut-off drives the site
An inspection that is not booked by 3pm cannot happen the next morning, so the call is made on the strength of what will be finished by the end of that day — not on what somebody hopes will be finished.
Why we do not call an inspection early
A failed inspection does not just cost the visit; it puts the next one behind another 3pm deadline. Calling one day late is cheaper than failing one day early.
The county context
Lauderhill sits in Broward County, so county-level requirements — including the building safety inspection programme for older buildings — apply here as they do across the county.
What is not ours to state
Fee amounts, review durations and whether a particular slot is available on a particular day are all the City’s to answer. We ask with you rather than guessing on your behalf.

Every statement above is the City of Lauderhill’s published position as read on 19 August 2026 at lauderhill-fl.gov. Municipal procedure and fees change; confirm the current requirement with the Building Division before relying on any of it. No fee amount is quoted here.

The routeSection 11 of 15

From an address to a closed record.

Five steps. The third is the one that is genuinely local, and on a Lauderhill project it is the one that decides whether the programme holds.

01

Place the property

What kind of building it is, roughly when it was built, and which of the City’s permit categories the scope will touch.

02

Decide the scope

Which trades it involves and how much of the envelope comes off. That decides the inspection list, which decides everything else.

03

Draw the inspection calendar

Every inspection in order, each one booked to the 3pm-day-prior deadline, with the after-hours route identified for the two or three dates that genuinely cannot move.

04

Apply to the Building Division

A complete submittal, filed with the approvals and product documentation attached.

05

Inspect and close

Inspections called when the work will pass, then the certificate and the documents handed over.

Owner’s guideSection 12 of 15

What actually moves a Lauderhill project.

We do not publish prices, and we do not publish the City’s fees as if they were ours to promise — least of all the overtime rate, which the City does not publish either. What follows is where the number and the calendar actually move.

What moves the number

Whether services move
Keeping a sink, a hob or a soil stack where it is costs far less than relocating it, because relocation is work in the floor.
How much is structural
Removing a wall means engineering before it means construction, and engineering is a cost and a lead time at once.
What the demolition finds
The real scope is settled when the finishes come off, not when the estimate is written.
How many separate permits it needs
Windows, roofing, plumbing, mechanical and electrical are permitted separately here, and each carries its own administration.
Whether any date needs after-hours inspection
The route exists and it carries overtime fees. Where a handover genuinely cannot move, that is a real line and it is agreed in advance.
Level of finish
The gap between a good kitchen and an exceptional one is mostly joinery, stone and fittings.
Access and protection
Working around an occupied house is slower than working in an empty one.
Reinstatement
Making everything good afterwards is invisible in the finished photograph and it is genuinely part of the job.

What moves the calendar

How complete the submittal is
A package reviewed once moves; a package reviewed three times does not.
Whether inspections are booked by 3pm
The single most reliable way to lose a day on a Lauderhill site is to decide at 4pm that tomorrow would be a good day to be inspected.
Whether an inspection is called too early
A failure costs the visit and then puts the re-inspection behind another day’s deadline.
Lead times on stone and glazing
Templating happens after the cabinets are set, and the wait after that cannot be compressed.
How many trades have to follow each other
Every hand-off between trades is an inspection, and every inspection is a booking.
Weather
Anything opening the roof or the envelope is planned around the wet season rather than surprised by it.

Bring to the first call

  • The property address.
  • What kind of building it is, and roughly when it was built.
  • What you want to do, in plain words.
  • Whether anything is moving: a wall, a sink, a soil stack.
  • Whether there is a date the job genuinely has to be finished by.
  • Any drawings, survey or permit paperwork you already hold.
Before you callSection 13 of 15

What a first conversation covers.

Twenty minutes on the phone, or at the property, answers most of it. We will talk about what the scope opens, how many inspections it will need, and whether there is a date that genuinely cannot move.

  • The property address and roughly when the house was built.
  • Whether the work stays inside the existing footprint.
  • Whether the roof or the envelope is opened.
  • Whether there is a fixed date the job has to be finished by.

Questions, answered.

Lauderhill questions

How quickly can an inspection happen?

The City states that next day inspections "must be scheduled by 3pm the day prior, and may not be available". So the fastest realistic answer is the next working day, if the call is made in time and a slot exists — and we plan on the ordinary case rather than on the fast one.

Can you really get an inspection on a Saturday?

The City publishes an after hours route: "After hours inspections (evenings or Friday, Saturday, Sunday) incur additional overtime fees." Very few municipalities near here offer that at all. Whether a particular slot is available is the Building Division’s call.

What does the after hours inspection cost?

The City does not publish the amount, so we will not either. We will ask the Building Division with you before any date is committed to, so the decision is made with a real number in front of you.

Why does it matter so much when an inspection is booked?

Because on a remodel almost nothing can proceed until the previous stage is approved. Waterproofing before tile, first fix before close-up, dry-in before anything else on a roof. Each of those is a booking, and each booking has a 3pm deadline.

What permits will my project need?

The Building Division states it processes "many construction permits including: Windows and Doors, Roofing, Driveways, Fences, Plumbing, Mechanical, Electrical", and more. Which of those your scope needs is settled at the start, not discovered part way through.

Where is the Building Division?

At the Ken Thurston Inverrary Community Center, 3300 Inverrary Blvd. That is where the questions about fees, availability and your specific scope get answered properly.

Do I need a permit to remodel a bathroom?

Almost certainly, because a bathroom remodel involves plumbing and usually electrical work — both named on the City’s own permit list. What your specific scope requires is the Building Division’s to state.

Can you promise a completion date?

We can promise a sequence and a set of booked inspections. We cannot promise a review duration or an inspection slot, because neither is ours to give, and a contractor who promises them is promising something they do not control.

Do you handle the permit and the inspections?

Yes. We assemble the submittal, file it, answer the review as a set, and book every inspection — including the after hours ones where a date has to hold.

My house is over 25 years old. Does anything extra apply?

Lauderhill is in Broward County, and the county-level building safety inspection programme applies to older buildings across it. The structural and electrical report is an engineer’s or architect’s work, not a contractor’s. What we do is carry out whatever it identifies, under permit.

Why Elbaz.

Licensed general contractor

Licence CBC1265280 — licensed, bonded and insured, so several permitted scopes on one property run under a single contract.

We draw the inspection list before the start date

On a job where the calendar is made of bookings, the list is the programme. It is agreed with you before anything is promised.

We book by 3pm, every time

The City’s deadline is hard and it is published. Missing it is an avoidable lost day and we treat it that way.

We use the after hours route when a date has to hold

It exists, it costs, and it is your decision — made in advance with the Division’s own answer in front of you.

We do not call an inspection early

A failure costs the visit and the next day’s deadline as well. We call it when it will pass.

Honest about what is not ours to answer

Fee amounts, slot availability and review durations belong to the City. We will tell you exactly who to ask, and ask with you.

Financing available

Financing options are available — ask and we will explain what applies to your project.

Closed records at handover

A closed permit record and the documents to prove it, which is what a future buyer’s search will find.
