01 · Windows and doors, in fullThree documents most people have never heard of.
The window and door checklist asks for the building permit application signed and notarised by both parties, a Asbestos Notification Statement, a Window/Door Buck Affidavit, a recorded Notice of Commencement above $2,500, the executed contract or signed invoice, signed and sealed drawings, and product approvals or Notices of Acceptance for the units. And the sting in the tail: if the windows or doors are not impact rated, shutters are required — with their own product approvals supplied too.
02 · A deck is a structural submissionSurvey, and tie down details
The patio deck checklist asks for a survey copy showing the location of the patio deck and a set of plans including tie down details. A cover has to resist uplift, and the City wants to see how it is held down before it is built, not afterwards.
03 · Fences need a survey tooNot just a drawing
The fence checklist asks for one set of plans or drawings and the property survey, alongside the application, the Notice of Commencement above the threshold and the contract or invoice. A survey is the document that settles where a boundary actually runs, which is the whole argument a fence permit exists to prevent.
04 · Somebody else collecting the permit?They need authorising, in writing
The City asks for an Agent Authorization form for any person, other than the qualifier, who will be submitting or picking up the permit. Sending an apprentice to the counter without it is a wasted trip.
05 · Owner-builders have their own affidavitSigned, notarised, with documents
Where the owner is acting as the builder, the checklists ask for a signed and notarised Owner Builder Affidavit and all required documents as listed on the form, and for the material quote or receipt in place of a contract. The route exists; it is simply documented as carefully as the contractor route.
06 · Where it is filedA portal, and a shelf of forms
The City lists an online permit portal alongside individually published forms — the AC change-out affidavit, asbestos notification, building permit application, contractor registration, change of contractor, notice of commencement, owner-builder affidavit, permit authorization, revision form, roofing application and right-of-way utility permit, plus the checklists.
