Roof Coating & Maintenance

A roof coating renews the waterproofing and reflective surface of a roof that’s structurally sound but weathering — it’s a liquid-applied membrane rolled or sprayed over an existing roof, most often a flat TPO or modified bitumen system, to extend its service life and improve energy performance. It is not a substitute for fixing an active leak or a roof with failed decking, and one of the more common ways homeowners waste money is coating over a problem that actually needed repair first.

Ongoing maintenance is the broader companion to coating: the routine, low-cost upkeep — clearing drains, resealing penetrations, checking fasteners, treating algae — that keeps every roofing system, not just flat ones, performing at its rated lifespan instead of failing early. Elbaz Construction treats coating and maintenance as preventive work, distinct from the repair and replacement services that respond to something already broken.

What a coating actually is (and isn't).

A roof coating is a liquid-applied membrane — acrylic, silicone, or elastomeric urethane — that goes on over an existing, structurally sound roof surface to renew its waterproofing and reflectivity. It restores and extends an existing membrane; it does not fix a roof with structural problems, widespread underlayment failure, or active leaks underneath. Coating over a roof with those problems just seals the damage in rather than solving it, which is why an honest assessment has to come before any coating recommendation.

Acrylic vs. silicone.

Acrylic coatings cost less upfront — commonly $0.65-$1.75 per square foot installed — and offer roughly 80-90% reflectivity when new, but have a shorter service life, commonly 5-10 years, and perform poorly where water tends to pond. Silicone coatings cost more upfront, roughly 30-50% more than acrylic, with similar initial reflectivity but far better long-term durability, including in ponding-water conditions, and are commonly rated 15-25 years — and a silicone roof can often be recoated again at end-of-life, extending the underlying roof’s total service life even further.

Where coating makes the most sense.

The strongest fit is a flat or low-slope TPO or modified bitumen roof that’s nearing the end of its membrane life but remains structurally sound, or a metal roof needing its reflective/protective finish refreshed. Coating is a genuinely cost-effective option in that scenario — commonly 60-70% less than a full replacement — but it is not the right call for a roof with an active leak or failed decking underneath; that situation needs repair or replacement first, with coating as a later, separate decision once the underlying problem is actually fixed.

Maintenance beyond coating.

The practical rhythm in South Florida is a biannual check — before and after hurricane season — covering gutters and drains cleared of debris before storm season, pipe boots and penetrations resealed before they crack rather than after they leak, tile ridge and hip mortar spot-repointed as it loosens, exposed metal fastener torque checked on 5V and similar systems, and algae treatment on shingle roofs to control staining before it spreads. None of this is expensive on its own, but skipped consistently over several years, it’s a major reason roofs of every material fail well before their rated lifespan.

What Drives The Cost

  • Coating type — acrylic costs less upfront than silicone but has a shorter service life.
  • Roof size and condition — the amount of surface prep, cleaning, priming, and minor repair needed before coating will properly adhere and perform.
  • Number of penetrations and details — each vent, drain, and seam requiring hand-detailing adds labor.
  • One-time coating vs. ongoing maintenance contract — a standing maintenance relationship is priced differently than a single coating project.
  • Roof accessibility — staging and access affect labor time on both coating and routine maintenance visits.
  • Degree of deferred maintenance — a roof that hasn’t been maintained in years typically needs more prep work before coating or upkeep can proceed effectively.

Roof Coating & Maintenance Questions, Answered

1 Can I just coat my roof instead of replacing it?

Sometimes — if the roof is structurally sound and the underlying membrane isn't actively failing, coating is a legitimate, far less expensive way to extend its life. If there's an active leak or failed decking, coating won't fix that and shouldn't be sold as if it will.

2 What's the actual difference between acrylic and silicone roof coating?

Acrylic costs less upfront and offers similar initial reflectivity but a shorter life (commonly 5-10 years) and weaker performance where water ponds. Silicone costs more upfront but lasts longer (commonly 15-25 years) and holds up much better in ponding-water conditions.

3 How long does a roof coating actually last before I need to redo it?

It depends on the product — commonly 5-10 years for acrylic, 15-25 years for silicone — and silicone roofs can often be recoated again at end-of-life rather than needing a full replacement.

4 Will coating my flat roof make it stop leaking?

Only if the leak is coming from surface wear a coating can actually address — an active leak from a failed seam, penetration, or decking issue needs to be repaired first, or the coating just seals the problem in rather than solving it.

5 Does roof coating work on tile or metal, or just flat roofs?

It's most commonly and effectively used on flat TPO/modified bitumen roofs and on metal roofs needing a reflective/protective refresh; it's not typically used on tile, where the underlayment beneath the tile — not the tile surface itself — is the actual waterproofing layer.

6 How often should I actually have my roof inspected if nothing seems wrong?

A practical rhythm in South Florida is twice a year — before and after hurricane season — even when nothing seems obviously wrong, since small maintenance items like resealed penetrations and cleared drains are what actually prevent bigger failures.

7 Is roof coating cheaper than replacing my flat roof?

Yes, substantially — coating commonly runs 60-70% less than a full replacement, but only when it's the right fit for the roof's actual condition, not a workaround for a roof that genuinely needs repair or replacement.

8 What roof maintenance should I be doing every year in South Florida?

Clearing gutters and drains before storm season, resealing pipe boots and penetrations before they crack, spot-repointing tile ridge/hip mortar, checking exposed metal fastener torque, and treating algae growth on shingle — all low-cost items that meaningfully extend a roof's real-world lifespan.
