Division 07 — Metal roofing

A metal roof is
a system that
has to move.

Metal expands and contracts with temperature more than any other roofing material, and a South Florida roof deck swings a long way between a July afternoon and a January night. Every good detail on a metal roof exists to let the panel move while keeping the water out.

That is why the choice between standing seam and exposed fastener is not really an aesthetic one. A standing-seam panel is held by concealed clips that let it slide; an exposed-fastener panel is screwed through its face, so the movement works against a neoprene washer thousands of times a year. Both are legitimate systems. They simply age differently, and they should be chosen with that in mind.

Underneath, the underlayment matters more here than almost anywhere else: the air gap beneath a metal panel gets extremely hot, and a standard underlayment will not survive it. And every product on the roof needs a current approval and has to be installed to the fastening pattern that approval is conditional on.

The cavity under a metal panel runs far hotter than under tile or shingle. A high-temperature underlayment is what stops the layer that actually keeps water out from degrading.

Sealant is a secondary defence. Every termination, penetration and transition should shed water by geometry first.

Division 07 — assembly

What a metal roof is made of

Six layers, from the deck upward. Only the top one is visible, and it is the one least likely to fail.

Deck & substrate

Everything is fastened to this.

Plywood or OSB sheathing, sound, dry, properly nailed to the framing and flat enough that a long panel does not telegraph every ripple. Re-roofing is the moment to replace any soft sheathing — it will never be as cheap to reach again.

Suitability. Every metal roof. Panels can only be as flat as what is under them.

Maintenance. None once covered, which is why it is inspected before covering.

High-temperature underlayment

The layer that actually keeps water out.

Metal sheds water; the underlayment stops what gets past it. Under a metal panel the cavity runs very hot, so the underlayment must be rated for that temperature or it will soften and fail long before the metal does. It carries its own product approval.

Panels & profile

The visible layer and the structural one.

Panel gauge, rib height and seam type set both the look and the performance. A taller rib sheds better on a low slope; a heavier gauge resists oil-canning and hail. Panels are usually roll-formed to length so there are no end laps on the slope.

Eave, rake, valley, ridge, hip, headwall, sidewall and every penetration. Almost every metal roof failure is at a termination rather than in the field, and the good ones shed water by geometry with sealant only as a secondary defence.

A vented ridge lets the roof cavity breathe, and profiled closures fill the gaps under the panel ribs at eave and ridge so wind-driven rain and wildlife stay out while air still moves.

Eight details that decide a metal roof

The images in this section are illustrations produced for this page, not photographs of completed Elbaz projects — we do not have a documented standing-seam project to show, and we would rather say so than show you somebody else's roof. Every detail below is real, and is what we build to.

Systems analysis

Standing seam and exposed fastener, honestly

Both are proper roofing systems and both are widely used in South Florida. They differ in how they handle movement, and that difference shows up years later rather than on the day of installation.

Movement

The difference that matters most

A standing-seam panel is held by a clip that lets it slide as it heats and cools. An exposed-fastener panel is pinned through its face, so every expansion cycle works the screw hole slightly. Over a long South Florida service life that is the single biggest behavioural difference between the two systems.

Fasteners

Concealed or exposed, and what that means

Standing seam has no penetrations through the field of the panel at all, so there is nothing in the water path to age. Exposed fastener relies on a neoprene washer under each screw head; those washers are a genuine maintenance item and are the usual reason an exposed-fastener roof needs attention before the metal does.

Cost and use

Where each one belongs

Exposed fastener costs less installed and is entirely appropriate on outbuildings, porches, workshops and agricultural structures. Standing seam costs more and is the system we normally specify on a primary residence, where the roof is visible and where nobody wants to be re-torquing screws.

Appearance

Two quite different roofs

Standing seam reads as clean parallel lines with no visible fixings, which suits contemporary architecture. Exposed fastener has a more agricultural, ribbed character and visible screw lines. Neither is wrong; they simply belong on different buildings.

If the building is your house and you intend to stay in it, standing seam is usually the better long-term engineering decision. If it is a detached structure and budget is the binding constraint, an exposed-fastener roof installed properly is a perfectly honest answer.

Division 01 — approvals

Permits, approvals and wind

Roofing is permitted work everywhere in the tri-county area, and the product approval regime is stricter here than almost anywhere in the country.

What always applies

A roofing permit is required for a re-roof or a new roof covering.
The panel system, the underlayment and the accessories each need a current product approval.
Fastening patterns come from the approval and tighten at perimeters and corners.
Inspections happen in sequence — deck, dry-in and final — before concealment.
The contractor of record is responsible for the work matching the approved set.

What varies

Miami-Dade and Broward sit inside the High-Velocity Hurricane Zone; Palm Beach does not, which changes which approvals are acceptable.
Design wind pressures come from the parcel: its exposure, the building height and its risk category.
Some municipalities and associations restrict roof colour or profile.
Fee schedules and inspection scheduling are local.
Historic districts may restrict metal roofing or its appearance.

Uplift is a corner problem

Wind uplift on a roof is far higher at the corners and along the perimeter than in the middle. That is why the fastening pattern tightens at the edges, and it is part of the approval rather than an installer preference.

Product approval matching

Inside the HVHZ the usual evidence is a Miami-Dade Notice of Acceptance; elsewhere a Florida Product Approval. It must be current, cover the configuration used, and be installed to its own fastening schedule.

Deck condition

A re-roof is the only realistic opportunity to inspect and repair the deck. Soft sheathing found and replaced now is inexpensive; found later it means removing a new roof.

Dry-in discipline

The roof must be watertight at the end of every working day. In a South Florida summer that is a scheduling constraint, not an aspiration.

Ventilation strategy

Vented or unvented is decided at design. Retrofitting ventilation into a finished metal roof is disproportionately expensive.

Insurance and wind mitigation

A documented roof covering, deck attachment and secondary water barrier can affect wind-mitigation credits. Keep the paperwork — it has real value.

Solar and future penetrations

If solar is likely later, plan the attachment now. Standing seam accepts clamp-on mounts with no penetration at all, which is a genuine long-term advantage.

Colour and reflectivity

Lighter, more reflective finishes reduce heat gain measurably in this climate. Darker colours run hotter and fade sooner.

We do not promise timelines here. Panel lead times, roll-forming, permit review and weather all vary. We give a written programme for your specific roof, including the dry-in strategy, before work starts.
