All service areasSouth Palm Beach is a mile of barrier island and almost entirely condominiums, and its Building Department is open from eight in the morning until two in the afternoon. The building official works for Hy-Byrd Building Inspections, the Town says so on its own page, and the practical effect is that timing matters more here than paperwork does.

Send us the building and the floor and what you want changed. The building’s rules and the Town’s six-hour day are the two constraints that shape everything else, and we work to both.
Access, staging and the lift are the programme on a barrier island, and they belong to the association rather than the Town.
Whether anything wet or structural moves is the question that sets the drawing set.
Managers hold the rules we are not allowed to guess at, and we ask them rather than assuming.
Your details are with the Elbaz Construction team. We will call you back to arrange a look at the unit and the access route, and to talk through what the work would involve. If it is urgent, call (754) 236-0675.

The reality
South Palm Beach has a few hundred residents and a shoreline measured in yards, so it does what small towns on this coast increasingly do: it contracts building inspection services to a firm and publishes both phone numbers on its own page. That changes who answers, not what is required. The Town’s own code chapter still governs, and its wording about what needs a permit is unusually explicit — it names impact-resistant coverings and change of occupancy alongside the electrical, gas, mechanical, plumbing and fire protection systems you would expect.
The Building Department publishes hours of eight in the morning to two in the afternoon, Monday to Friday.
The Town publishes its own line and the Hy-Byrd Inspections office line separately.
The Town points contractors and residents at the MGO platform for project information.
Chapter 10 Section 105.1 lists impact-resistant coverings among the work that requires a permit.
In a town of condominiums the building’s rules govern access and hours, and we ask yours rather than assuming.

Project 01
Completed by Elbaz Construction in South Florida
Photographed on one completed Elbaz Construction interior. It is not in South Palm Beach and it is not in any particular building — we show what we build and we say where it is. Every frame below is the same apartment.

Layout, joinery, stone, services and finishes under a single point of responsibility.
A continuous rail line keeps a wall of cabinetry from reading as a wall of handles.
A single timber element is what stops a white apartment feeling like a showroom.
In a condominium what is beneath you belongs to somebody else, so moving waste is the decision that costs.
How it runs
How Elbaz Construction runs an interior remodel in a South Palm Beach building, from the first look at the unit to a closed-out permit.
Finished detail, shown as a moving sequence of project photographs
We measure the rooms and we walk how material arrives: kerb, entrance, lift, corridor, door.
Every building sets its own. They differ, they are not ours to invent, and they usually govern more of the programme than the Town does.
Town Code Chapter 10 Section 105.1 sets out what requires a permit, and its list is broader than most people assume.
Slab sizes, appliance dimensions and anything that will not go round a corridor corner are settled at drawing stage.
A barrier-island building takes salt on every elevation, and anything in the envelope is specified accordingly.
The Town points contractors and residents at My Government Online for project information and permitting.
The Building Department publishes hours of 8:00 am to 2:00 pm, Monday to Friday. Anything needing a person is planned into that window.
The Town’s inspection availability and the building’s access rules are separate constraints, and a job that ignores either one stalls.
Dates and times are not guaranteed anywhere on this coast, and we book against work that is genuinely ready.
Final inspections and closeout, with the documentation handed over to you and, where the building asks for it, to the association.
Nothing above is a South Palm Beach requirement unless it says the Town publishes it. Building-specific rules belong to your building and we ask for them rather than publishing a version of them here. For milestone or recertification questions, ask the Building Department and the County — we do not publish an interval here.
A kitchen is the one room where the delivery route writes the specification. A single slab that will not fit in a lift becomes two pieces and a joint; a range that will not turn a corridor corner becomes a different range. None of that is visible in a finished photograph, which is exactly why it gets decided too late and costs too much.
Project 02
Completed by Elbaz Construction across South Florida
Photographed on two completed Elbaz Construction kitchens. Neither is in South Palm Beach. They are here because every component in both had to be carried in through a door, which is the constraint that shapes this kind of work everywhere.
Elbaz project photograph
Specification
Read each one three ways: what it is, why it suits a building a few hundred feet from open water, and what drives its cost. Nothing here is a South Palm Beach requirement unless the Town says so.

A continuous rail or J-profile instead of handles, so the door line runs uninterrupted.

Living with it
Ironmongery and fixings within reach of a balcony door earn their finish. Specify for salt, then for looks.
Wet-area joints are maintenance, not permanent. Plan to renew them.
A closed permit and its documentation are what prove the work was done properly when a unit is sold or a building is assessed.
Managers keep records of unit alterations. Handing yours over is how the next owner avoids arguing about it.
South Palm Beach
Every item below is stated by the Town of South Palm Beach on its own Building Department page, read on 21 August 2026.

01
The Town publishes its Building Department under Hy-Byrd Building Inspections, naming the Town Building Official, the Code Enforcement Officer and the Permit Technician, and listing both the Town’s number and a separate Hy-Byrd Inspections office number.
Elbaz project photograph

02
The Building Department publishes hours of operation of Monday to Friday, 8:00 a.m. to 2:00 p.m. Anything that needs a person on the Town’s side has to fit inside that window.

03
The Town describes My Government Online as a convenient platform for contractors, residents and the like to access information about projects in Town, and points at its own MGO information page for how to use it.

04
Town Code Chapter 10, Section 105.1 requires a permit of any contractor under Florida Statutes Chapter 489 who intends to construct, enlarge, alter, repair, move, demolish or change the occupancy of a building or structure, or to erect, install, enlarge, alter, repair, remove, convert or replace any impact-resistant coverings, electrical, gas, mechanical, plumbing or fire protection system, or accessible or flood resistant site element.

05
The Building Department provides lien search services for a fee of $100.00, and accepts online payments. Its fee schedule is adopted by resolution under the Florida Statute governing municipal fee schedules.

06
The Town states that per Florida Statutes section 125.69 the acceptance of anonymous complaints is prohibited, and that complaints are therefore subject to public record, including contact information.

Answers
The Town publishes hours of operation of Monday to Friday, 8:00 a.m. to 2:00 p.m. It is a six-hour day, and anything needing a person on the Town’s side is planned into it.
The Town publishes its Building Department under Hy-Byrd Building Inspections and lists both its own number and a separate Hy-Byrd Inspections office number. It changes who answers, not what the code requires.
Through My Government Online. The Town describes MGO as a platform for contractors, residents and the like to access information about projects in Town, and publishes its own MGO information page.
The Town’s code names impact-resistant coverings explicitly. Chapter 10, Section 105.1 requires a permit to erect, install, enlarge, alter, repair, remove, convert or replace them, alongside electrical, gas, mechanical, plumbing and fire protection systems.
The Town publishes a fee of $100.00 for lien search services provided by the Building Department, which also accepts online payments.
They are separate authorities and you need both. The Town sets the code and the hours; your association sets access, lift bookings and working hours. We ask your building for its rules in writing rather than assuming a norm.
That is a question for the Building Department and Palm Beach County, and we do not publish an interval here. The thresholds differ between counties and building types, and a number repeated from a third-party page is not something we will put in front of you.
No. The Town states that per Florida Statutes section 125.69 the acceptance of anonymous complaints is prohibited, and that complaints are subject to public record including contact information.
No, and it is a common mix-up worth naming. South Bay is a city on the south-western shore of Lake Okeechobee, at the other end of Palm Beach County, and none of its rules apply here.
No. Scheduling is not guaranteed anywhere on this coast, and on a six-hour counter day that matters more, which is why we book against work that is genuinely ready.
Usually, and it is often the right answer here. It depends on what your building permits in the way of unaccompanied access, which is one of the first things we ask your manager.
We do. We file it, work the Town’s hours, coordinate the building’s access rules, call the inspections and close the permit out.

Needed remodeling of my master bathroom in my house. After calling around and dealing with a bunch of unexperienced companies I found Elbaz construction and gave them a call. Just from the ease of communication and friendly talk I've had with the owner I knew this was going to be the company I was going to hire. They came 2 days later and started remodeling my bathroom and knocked it out in a timely manner. Great service, great communication, and amazing work. Will definelty refer and reuse this company for any future remodeling I might need.
