Because of that, building an outdoor kitchen in Miami-Dade, Broward, or Palm Beach is closer to constructing a small permanent structure than installing a prefabricated grill island — masonry construction, gas and electrical code, and in many cases wind-load engineering are all part of the project, not optional upgrades.

Concrete block (CMU) construction is the standard for outdoor kitchen bases in South Florida, and for good reason — wood, even pressure-treated wood, remains far more vulnerable to rot, moisture damage, and termite activity in this climate than block, which doesn’t serve as a food source for termites and isn’t affected by humidity or salt exposure the way wood is. A CMU base finished with stucco, stone veneer, or tile gives the structure a lifespan measured in decades rather than years.

Gas line permitting.
Running a hard-line natural gas or LP connection to an outdoor kitchen requires a permit and a licensed master plumber or gas fitter in all three counties — this is not homeowner DIY territory. The work follows the National Fuel Gas Code (NFPA 54), and underground gas piping is typically polyethylene, buried at least 12 inches deep, with a transition to metallic pipe before entering the structure or appliance, inspected before the line goes into use. That’s a meaningfully different project than connecting a grill to a portable 20-pound propane tank, which requires no gas permit at all — the permit trigger is specifically a permanent hard-line connection, not the fuel type.

Covered structures and HVHZ wind load.
Any roof, pergola, or covered structure over an outdoor kitchen requires a permit with engineer-sealed wind-load plans. Miami-Dade sits within the High-Velocity Hurricane Zone with design wind speeds exceeding 175 mph, and while an open, uncovered patio slab is generally permit-exempt, anything structural built over it is not. Broward carries similarly stringent HVHZ requirements, and Palm Beach — outside HVHZ but inside the state’s Wind-Borne Debris Region — still requires engineered plans for any covered structure. This is an engineering step, not paperwork, and needs to happen before construction on any roofed outdoor kitchen begins.

Material selection for salt air and UV.
Appliance bodies, frames, and hardware should be 316 marine-grade stainless steel rather than standard 304 — 304 lacks the molybdenum that gives 316 its corrosion resistance, and it’s common to see 304 stainless develop rust pitting within a few years of salt-air exposure, even well inland of the immediate coastline. Countertops should be porcelain or sintered stone (UV-stable and non-porous, requiring no sealing) or granite (also UV-stable, but porous and needing resealing roughly every 6 to 12 months outdoors, more often than an indoor granite counter). Quartz and marble are both poor choices outdoors here — quartz’s resin binder isn’t UV-stable and can fade or delaminate within 6 to 18 months of direct Florida sun, and marble etches from the combination of UV, humidity, and acid rain within a couple of seasons. Cabinetry should be marine-grade polymer or stainless steel rather than any wood-based product — even moisture-resistant plywood is built to handle indoor humidity, not direct rain and sun exposure.

1 Do I really need a permit for an outdoor kitchen, or just for the grill?
You need a permit for the structure itself, any gas line, any electrical work, and any covered roof or pergola. A standalone portable grill on a patio needs nothing, but a built-in outdoor kitchen with a hard-line gas connection or a roof over it is fully permitted construction in all three counties.
2 Can I run a real gas line to my outdoor kitchen instead of using propane tanks?
Yes — a hard-line natural gas or LP connection is common and eliminates tank swaps, but it requires a permit and installation by a licensed master plumber or gas fitter following the National Fuel Gas Code, plus inspection before it can be used.
3 What countertop material actually holds up outside in Florida sun and rain?
Porcelain or sintered stone (like Dekton or Neolith) is the strongest performer — UV-stable, non-porous, and needs no sealing. Granite is a solid natural-stone alternative but needs resealing roughly every 6 to 12 months outdoors. Quartz and marble both perform poorly outside here and aren't recommended.
4 Should my outdoor kitchen be built from wood or block?
Concrete block. Wood, even treated, is significantly more vulnerable to termites, rot, and moisture damage in Florida's climate, while CMU block isn't a termite food source and holds up to humidity and salt air without the same maintenance burden.
5 Why does stainless steel outside sometimes rust or get little orange spots?
That's usually standard 304-grade stainless developing pitting corrosion from salt air exposure — it lacks the molybdenum that 316 marine-grade stainless has for corrosion resistance. For coastal Florida, 316 is the right specification for outdoor kitchen appliances and hardware.
6 Do I need an engineer just to build a roof over my outdoor kitchen?
Yes. Any covered structure over an outdoor kitchen requires engineer-sealed wind-load plans as part of the permit, particularly in Miami-Dade and Broward's High-Velocity Hurricane Zone, where design wind speeds exceed 175 mph.
7 Can my outdoor kitchen be attached to my pool deck or lanai screen enclosure?
