The features that make a suite genuinely livable for an aging parent are specific and non-negotiable once you know what to look for: a single-level layout with no interior steps, a zero-step or ramped entry from outside, doorways and hallways wide enough for a walker or, eventually, a wheelchair, and a curbless roll-in shower rather than a standard tub. We also frame in blocking behind bathroom walls during construction so grab bars can be added later without opening walls again — cheap to do now, expensive to retrofit.

1 Is a mother-in-law suite the same thing as an ADU?

Not necessarily. It can be a fully independent ADU with its own kitchen and entrance, or an internal suite that shares the main house's kitchen but gives your parent a private bedroom, bathroom, and sitting area. Which one fits depends on your family's needs and your property's zoning — we help you decide.

2 My mom doesn't use a wheelchair now, but might eventually — should I plan for that now?

Generally yes, and it's far cheaper to do upfront. Wide doorways, a curbless shower, and grab-bar wall blocking cost little to build in during initial construction but are expensive and disruptive to retrofit later.

3 Does this need a ramp at the entrance?

Not necessarily a ramp specifically — a zero-step or gently graded entry from the driveway or walkway can avoid the need for a visible ramp while still being fully accessible. We design entry grading based on your site's actual elevation change.

4 Can this later become a rental once my parent no longer needs it?

If it's built as a fully independent ADU with its own kitchen, bathroom, and entrance and complies with your local ADU ordinance, generally yes. If it's built as an internal suite sharing the main house's kitchen, it likely can't be rented as a separate unit without additional work to make it independent.

5 How close should the suite be to the main house?

There's no single right answer — it depends on how independent versus connected your family wants the arrangement to feel. Some families want a covered walkway directly linking the two; others prefer a detached structure with more separation. We talk through this as part of design.

6 Will insurance or Medicaid cover any part of this construction?

We're not insurance or benefits advisors, so we can't speak to your specific coverage, but some home-modification costs for aging-in-place features are addressed through certain long-term care insurance policies or Medicaid waiver programs in some cases. We'd recommend confirming with your specific provider before budgeting around it.

7 What's different about the bathroom compared to a normal bathroom remodel?

8 Does a suite like this add resale value the same way a rental ADU does?
