In a warehouse,
the finish schedule
is an operations document.

Nothing in an industrial building is chosen for appearance first. The floor coating is chosen for the wheel loads and the chemicals it will meet; the lighting for the task and the racking layout; the partitions for how the space will actually be used in three years.

The constraint that shapes everything is that the building usually cannot stop. Renovating a working facility means phasing: a bay at a time, a shift at a time, with dust and noise contained and a route kept clear for the operation that is still running around you.

So the first conversation is not about finishes. It is about what the space does, what loads it carries, what cannot stop, and what the permitting and life-safety implications are of the change you want to make.

What an industrial renovation consists of

Six systems. The first is the one everything else depends on, and the one most often assessed too late.

The slab

The single most important element in the building.

Existing slabs vary enormously: thickness, reinforcement, flatness, moisture content, previous coatings and contamination all matter. A coating is only as good as its bond, and bond depends on preparation and on how much moisture is coming up through the concrete.

Suitability. Assessed on every project before any coating is specified.

Maintenance. Depends on the coating; the slab beneath is effectively permanent.

Turning part of a shed into workspace.

Light-gauge metal stud partitions, sometimes full height to the deck and sometimes stopping at a ceiling, forming offices, welfare and quality areas. Full-height partitions change how sprinklers and smoke detection have to be arranged, which is a life-safety question rather than a layout one.

Lighting

The upgrade with the fastest payback.

High-bay LED replacing older fittings usually pays for itself on energy alone, and improves picking accuracy and safety at the same time. The layout must follow the racking: lighting designed for an empty shed is wrong the day the racking goes in.

None of these is a finish decision, and all four are settled before anyone picks a colour.

Slab moisture

The commonest cause of coating failure

Concrete on grade in South Florida frequently transmits moisture vapour upward. A coating applied over a slab with high transmission will blister or delaminate no matter how well it was prepared. Testing before specifying is inexpensive; re-doing a failed floor in a live facility is not.

Downtime

Usually the real budget

The cost of the work is rarely the largest number. The cost of not being able to operate is. That is why coating choice often comes down to cure time rather than performance, and why phasing is designed before pricing.

Racking and life safety

The layout is a fire question

Racking height, aisle width and what is stored all affect sprinkler design and egress. A layout change that looks purely operational can require a fire-protection review, and finding that out late is expensive.

Lighting layout

Designed for the racking, not the room

Lighting laid out on a grid for an empty building produces dark aisles the day racking is installed. The lighting design follows the intended layout, which means the layout has to be settled first.

An industrial renovation is a logistics exercise with construction attached. The buildings are simple; the constraint is that they are usually still working while you renovate them.

Division 01 — approvals

Permits, life safety and operating around the work

Commercial and industrial permitting engages more disciplines than residential, and fire protection is usually the one that governs.

What generally applies

Permits for structural, electrical, mechanical, plumbing and fire-protection work.
Accessibility requirements apply to office, welfare and public areas.
Any change to the sprinkler system requires fire-protection review.
Egress must be maintained throughout the works, not just at completion.
A licensed contractor of record holds the permit and is accountable.

What varies

Racking height and stored commodity can change sprinkler design requirements.
Occupancy classification may change if the use of an area changes.
Local fire-department review practice differs across the tri-county area.
Landlord and tenant responsibilities are set by the lease, not by the code.
Some municipalities require separate racking permits.

Fire protection governs

Racking layout, height and what is stored all feed into sprinkler design. This is the single most common reason an industrial layout has to change, and it is much cheaper to establish early.

Egress during the works

Maintaining exits and clear routes while a phase is under construction is a permitting matter as well as a practical one.

Accessibility

Office, welfare and any public-facing areas engage accessibility requirements even in an industrial building.

Occupancy change

Converting storage to production, or adding office area, can change the occupancy classification and with it the requirements.

Landlord consent

In leased premises the landlord's approval process runs alongside the municipal one and often takes longer.

Working around operations

Dust containment, noise windows, protected routes and out-of-hours working are planned and priced, not improvised.

Inspections

Rough-in inspections gate concealment exactly as in residential work, and must be sequenced into the phasing plan.

Closeout

Every sub-permit closed, and the fire-protection sign-off obtained — the item most likely to be outstanding at the end.

Three industrial decisions worth understanding

Each is a genuine trade-off. Nothing below is presented as the obvious answer.

Lighting

Effectively maintenance-free, which matters most at high level where access is expensive.

Questions we are actually asked

Usually, yes — phased delivery around a live operation is normal rather than exceptional. It means working zone by zone with containment, agreed access routes and defined return-to-service dates for each area, and often out-of-hours working. It costs more in construction terms and almost always less once lost trading is counted honestly.

It is driven by three things: the loads and chemicals the floor will meet, how long the area can be out of service, and the slab's moisture condition. Polyaspartic is chosen when downtime must be minimal, urethane cement for harsh or wash-down environments, epoxy as the general-purpose option. If coating failure would be unacceptable, polished concrete removes the risk entirely because nothing is bonded on.

In South Florida the most common cause is moisture vapour transmission through the slab rather than poor workmanship on the coating itself. Concrete on grade can move a surprising amount of water vapour upward, and a coating applied without testing for it and priming accordingly will blister or delaminate. The second most common cause is inadequate mechanical preparation.

It can, and this is the single most common surprise in industrial projects. Racking height, aisle configuration and what is actually stored all feed into sprinkler design. A change that seems purely operational can require a fire-protection review, so it is much better established at layout stage than after the racking is bought.

For most meaningful work, yes. Structural, electrical, mechanical, plumbing and fire-protection work all normally require permits and inspections. Adding office or welfare areas also engages accessibility requirements. If you lease the premises, the landlord's approval process runs alongside the municipal one.

In most older facilities it is one of the shortest-payback improvements available — often justified on energy alone before you count the improvement in picking accuracy and safety. The important detail is laying the fittings out to suit the racking aisles rather than as a grid over an empty floor, which is what produces dark aisles later.

It depends entirely on the system and conditions. Polyaspartic can be back in service within a day, which is frequently the whole reason it is specified; epoxy typically takes several days for full traffic. We plan the phasing around the actual product and the actual site conditions rather than a catalogue figure.

Yes, and on live facilities it is often the sensible approach. It has to be planned rather than assumed: noise, dust containment, security access, and any municipal restrictions on working hours all need establishing up front so the programme is real.
