The City’s filing instructions are explicit: corrections will not be accepted while any discipline is still pending review, the portal remains closed until all reviews are complete, partial corrections are not accepted for plan review, and every disapproved trade’s comments must be addressed and submitted together. So the efficient move is the opposite of the instinctive one: you wait for the full set of comments, resolve them across every discipline at once, and resubmit a single complete response.
02 · Where it is filedeTrakit, with a job value
Applications go through the City’s eTrakit portal, where the permit type and subtype, a description of the work and the job value are entered, and the property is found by address or by folio number. Progress can be monitored online for the life of the permit, and the City notifies by email when reviews are finished.
03 · The counter’s dayAnd the hour it is closed
The Building Department is open Monday to Friday, 8:00 a.m. to 4:45 p.m., but permit submittal runs only until 4:00 p.m. — and the department is closed daily between 12:00 p.m. and 1:00 p.m. A trip planned for early afternoon is worth planning for 1 p.m., not 12:30.
04 · Windows and doors, by openingPressures written on the plan
Replacement windows and doors need two sets of floor plans with every room labelled, the size and location of each opening, the product approval number of each component — windows, doors, fixed glass and mullions — and the wind load pressure of each opening. Product control approvals from Miami-Dade County or the State come in two sets with the applicable connection details marked.
05 · If the glass is not impact ratedA second permit for shutters
The City requires a separate shutter permit where replacement windows or doors are not impact resistant, with its own product approvals and marked connection details. Wind load calculations come signed and sealed by a Florida registered architect or engineer, or from the Miami-Dade wind load table.
06 · The rule that decides a bedroom windowEgress, at a stated size
The City states plainly that every bedroom shall have at least one egress opening with a minimum opening size of 20 inches wide by 24 inches high. On a replacement job that is a design constraint, not a formality: a narrower frame inside an existing masonry opening can quietly take a compliant window below the line.
