North Bay Village is built almost entirely on dredged land. Before 1940, most of what is now the village’s three islands was open water in Biscayne Bay, filled in over the following decade to create North Bay Island, Harbor Island, and Treasure Island. That history means seawalls and waterfront considerations aren’t optional extras here; they’re central to nearly every renovation, and today’s wave of new residential towers sits right alongside older mid-century buildings that still need updated systems, windows, and flood protection to keep pace.
