Before 1940, most of what is now the village’s three islands was open water in Biscayne Bay, filled in over the following decade to create North Bay Island, Harbor Island, and Treasure Island. That history means seawalls and waterfront considerations aren’t optional extras here; they’re central to nearly every renovation, and today’s wave of new residential towers sits right alongside older mid-century buildings that still need updated systems, windows, and flood protection to keep pace.
Elbaz Construction works on both sides of that mix in North Bay Village, modernizing an older waterfront home or condo to current flood and wind standards, or building out a renovation on a newer property to match the level of investment now moving through the village. We manage permitting with North Bay Village directly and coordinate closely on anything touching a seawall or dock, so waterfront work gets handled correctly the first time.
