Small & Galley Kitchen Remodel

South Florida has an enormous inventory of small, fixed-footprint kitchens — original galley kitchens in 1950s-1980s concrete block ranch homes, and compact kitchens in the region’s many mid-rise and high-rise condo buildings along the coast. In both cases, expanding the footprint often isn’t realistic, which makes a small kitchen remodel a design discipline focused on making a fixed space work as hard as possible.

That discipline looks different depending on the building. A single-family CBS home has its own structural constraints, while a condo kitchen adds an entirely separate layer: HOA or master association approval, restrictions on moving plumbing, and building-specific logistics that a single-family remodel never encounters.

Elbaz Construction approaches small and galley kitchens as a layout-optimization problem first, then a materials and finish problem — because in a fixed footprint, the plan matters more than almost anything else in the budget.

Working within a fixed footprint.

In older South Florida CBS homes, exterior walls and central walls are typically load-bearing, and in condos, walls are frequently shared or structural in ways that rule out expansion. That reality pushes small-kitchen design toward making the existing footprint as efficient as possible: a true galley layout, with two parallel counter runs and an ideal aisle width of 4 to 6 feet between them, is one of the most space-efficient configurations that exists, and reworking a small kitchen into a tighter galley or one-wall/L-shape layout often delivers more usable function than the original layout ever had, without touching a single wall.

Condo and HOA-specific realities.

High-rise and mid-rise kitchen remodels come with constraints a single-family home never has. Plumbing wet-wall and stack locations are frequently restricted by the building’s master association rules, meaning relocating a sink or dishwasher may not be an option regardless of what the ideal layout would call for. Add to that the HOA or condo board approval process itself — plan submission, certificate of insurance requirements, and often restricted work hours or freight elevator scheduling — and a condo kitchen remodel is managed as much through building administration as through construction.

Visual and functional space-stretching techniques.

Light cabinet finishes and high-gloss surfaces reflect more light and read as more spacious than dark, matte finishes in a small room. Reflective or glass-tile backsplash, under-cabinet and toe-kick LED lighting, and full-height cabinetry that runs to the ceiling (recovering storage that would otherwise be wasted vertical wall space) all contribute meaningfully in a kitchen where every square foot counts. Counter-depth or panel-ready appliances, sized to 24 inches deep instead of standard depth, also free up real floor and counter space in a galley footprint.

Storage-dense design choices.

Small kitchens recover the most function from cabinetry that replaces low, hard-to-reach shelving with drawer stacks (which put everything within reach without bending or digging), vertical tray dividers for baking sheets and cutting boards, blind-corner pull-out systems, and appliance garages that hide countertop clutter behind a door. These choices matter more in a small kitchen than a large one, because there’s no extra pantry or storage room nearby to absorb overflow.

What Drives The Cost

  • Whether plumbing or electrical stacks move — A significantly bigger factor in condos, where relocating a wet wall may require special approval or may not be permitted at all.
  • HOA/association approval and scheduling — Building-specific requirements can add both time and coordination cost in multi-unit buildings.
  • Appliance sizing — Standard appliances typically cost less than specialty narrow or counter-depth units.
  • Cabinetry storage features — Drawer stacks, full-height cabinets, and pull-out systems add cost relative to basic shelving.
  • Material and finish tier — Cabinet finish, countertop material, and backsplash selections scale cost the same way they would in a larger kitchen.
  • Structural work — Any wall change, including a pass-through opening, adds engineering and permit cost.

Small & Galley Kitchen Remodel Questions, Answered

1 Can you actually make my tiny kitchen feel bigger without knocking down walls?

Yes, in most cases. Light, high-gloss cabinet finishes, reflective backsplash, better lighting, full-height cabinetry, and a genuinely optimized layout make a measurable visual and functional difference without any structural work.

2 I live in a condo — do I need HOA approval to remodel my kitchen?

Almost always, yes. Most South Florida condo and co-op buildings require plan submission, proof of insurance, and board or management approval before work begins, and many restrict moving plumbing stack locations regardless of what the ideal design would suggest.

3 What's the ideal width for a galley kitchen walkway?

Generally 4 to 6 feet between the two counter runs — enough for one person to work comfortably and for a second person or an open appliance door to pass without the space feeling cramped.

4 Should I go with a galley layout or an L-shape for a small kitchen?

It depends on the room's proportions and whether it's open to another space. A true galley (two parallel runs) tends to be most efficient in a long, narrow, enclosed kitchen, while an L-shape often works better when the kitchen opens to a dining or living area.

5 Can standard-size appliances fit in a small kitchen, or do I need special ones?

Standard-width appliances often still fit, but counter-depth (24-inch) or slimmer specialty appliances frequently make more sense in a small footprint, since they free up floor and counter space that standard-depth units eat into.

6 Is it worth doing a full remodel on a small kitchen or just refacing?

If the layout is already reasonably efficient and the cabinet boxes are sound, refacing can deliver a strong result for less money. If the layout itself is the problem — poor traffic flow, wasted corners, insufficient storage — a full remodel focused on layout optimization is usually the better investment.

7 What storage tricks actually make the biggest difference in a small kitchen?

Drawer stacks instead of low cabinets with shelves, full-height cabinetry to the ceiling, and blind-corner pull-out systems consistently deliver the most usable storage gain relative to their cost in a small footprint.

8 Will opening a pass-through instead of removing a full wall help my small kitchen?

Often, yes — a pass-through opening can bring in light and a sense of connection to an adjacent room at a fraction of the structural cost of full wall removal, and it's frequently possible even where full removal isn't (see our Open-Concept Kitchen Remodel page for when full removal is the better fit).
