08 36 13Division 08 — Sectional doors
Wind does not usually destroy a house by pushing on the outside. It gets in through a large opening, pressurises the interior and pushes the roof off from underneath. In most South Florida houses the largest and weakest opening is the garage door.

That is why a garage door here is a rated assembly rather than a panel. The door, its track, its hinges, its rollers and the way it is anchored into the jamb are approved together and tested together. Changing one component for something similar-looking can take the whole assembly outside its approval.
Everything else — insulation, quietness, the look from the street, whether your phone opens it — is a genuine quality-of-life decision. But the rating and the anchoring are the part that is not negotiable, and they are decided before anything is ordered.
A breached garage door lets wind into the building envelope. The resulting internal pressure is what lifts roofs, which is why the door is treated as a structural element in this climate.
Door, track, hardware and anchors are tested together. Mixing components from different systems can invalidate the approval even when everything fits.
The structural opening and the headroom above it. Both are measured before anything is ordered, because neither is adjustable afterwards.
08 36 00Division 08 — assembly
Six parts. Two of them you will look at every day and four of them decide whether the door survives a storm.
Everything is anchored into this.
The structural opening — masonry or framed — and the timber jambs fixed to it. The door's approval specifies how the track is anchored into that jamb and how the jamb itself is fixed to the structure. A perfect door on an inadequately anchored jamb is not a rated assembly.
Suitability. Every installation. Checked before the door is ordered.
Maintenance. Inspect for rot or corrosion at the fixings periodically.
The visible element, and the thermal one.
Steel is the norm here for corrosion resistance and cost. Insulated panels — typically polyurethane bonded between steel skins — are stiffer as well as warmer, which matters because panel stiffness contributes to the wind rating.
What the door runs on, and part of the rating.
Vertical and horizontal track, rollers, hinges and the brackets that hold it all to the jamb. Track gauge and bracket spacing are specified in the approval. Sealed-bearing rollers run far more quietly than plain ones and last considerably longer.
The part that carries the weight, and the dangerous one.
Torsion springs above the opening counterbalance the door so the opener only has to overcome friction. They are wound under very high tension, have a finite cycle life and are the single component a homeowner should never adjust.
The reason the assembly is rated at all.
Horizontal struts across the panels, heavier end hinges, additional track brackets and specified anchors into the jamb. Some systems also use removable posts. This package is what the approval is really about, and it is what an inspector will check.
Comfort, convenience and the legally required part.
Bottom seal, perimeter weatherstrip, the opener and its safety systems. Photo-eye sensors and automatic reversal are safety requirements, not options, and they should be tested at every service visit.

08 36 16Systems analysis
Garage doors rarely fail as panels. They fail at the moving parts, at the seals and — in a storm — at the anchoring. Knowing the order helps you spend money where it matters.
Rollers carry the door thousands of cycles a year. Plain steel rollers wear, get noisy and eventually bind, which then loads the opener and the track. Sealed-bearing nylon rollers are an inexpensive upgrade that transforms how a door sounds and how long the rest of the hardware lasts.
Torsion springs are rated in cycles rather than years, so a household that opens the door six times a day reaches the end of a spring's life far sooner than one that opens it twice. A broken spring is a normal end of service life, not a defect — but it is never a homeowner repair.
The bottom seal is the cheapest component on the door and the one that keeps wind-driven rain and dust out. It hardens and shrinks in this UV, and replacing it is quick, inexpensive and disproportionately effective.
None of the above is a safety issue. The anchoring is. A door whose track brackets are fixed into inadequate jambs, or a door that has been swapped without its approved reinforcement, can breach in high wind — and once the envelope is open, the pressure inside is what causes the serious damage.
So the honest advice is: upgrade the rollers, replace the seal when it hardens, have the springs serviced by somebody competent, and never treat the wind reinforcement as an optional extra you can add later.

Polyurethane core or a single steel sheet
The upgrade that changes the most about living with the door, and it is not really about heat.
Design pressure, impact and reinforcement
The part that is not a preference. The rating comes from your parcel, not from a catalogue.
Flush, raised panel, carriage and full-view
The single biggest change to the front of most houses, because the door is often a third of the elevation.
Belt, chain, screw and wall-mount
Mostly a noise decision, and it matters a great deal if there is a room above the garage.
Top-section windows and full-view panels
Daylight in the garage, at the cost of some rating flexibility.
The parts that wear
The least glamorous upgrade on the list and the one you will notice every single day.
Bottom seal, perimeter and threshold
The cheapest component on the door and the one that does the most for day-to-day comfort.
08 36 00Detail study — the assembly
The visible door is the least interesting part of the assembly. These are illustrations, not photographs of completed Elbaz projects.

01 45 00Division 01 — quality control
A door replacement looks like a one-day job and mostly is. The parts that are not done on the day are the ones that decide whether it was done properly.
Structural width and height, headroom above the opening, side room at each jamb, and the depth available for the horizontal track.
All five dimensions recorded before anything is specified.
A door that physically cannot fit the headroom available.
Determine the pressure the opening must resist from the parcel, the building height and the exposure.
Required pressure stated in writing before selection.
A door chosen on looks that cannot be permitted.
Choose a door whose product approval covers the size, configuration and pressure required, and record its anchor schedule.
Approval current and covering this exact size and configuration.
An approval that stops one size short of the opening.
File the permit with the product approval and the anchoring details, as required by the jurisdiction.
Permit issued and posted before installation.
An uninspected door that surfaces at sale or at claim time.
Unwind the torsion springs safely, then remove the old door, track and hardware.
Spring tension confirmed released before any bracket is touched.
The single most dangerous moment in the whole job.
Inspect and repair the jambs and header, fit new fixing blocks and confirm the opening is square and plumb.
Jamb condition confirmed sound enough to take the anchor schedule.

Fix the vertical track at the specified bracket spacing, then set the panels from the bottom up, levelling each one.

01 31 00Division 01 — approvals
A garage door in South Florida is a permitted, approved, inspected assembly. That is unusual compared with most of the country and it is the whole point.
A breached garage door lets wind into the building and pressurises it from the inside. That internal pressure, acting outwards on the roof and walls, is what causes catastrophic failure — which is why the opening is regulated as heavily as it is.
Design pressure is not a product characteristic you pick from a brochure. It is calculated for your location, your building height and your exposure, and the door then has to meet or exceed it.
The approval covers the door, track, hardware and anchors together at specified sizes. Substituting a component or exceeding the tested size takes the installation outside the approval.
Most failures in testing and in storms are anchorage failures rather than panel failures. The jamb has to be sound and the specified fastener has to be used.
A documented, approved, permitted garage door can affect wind-mitigation credits. Keep the approval and the permit record — they have monetary value.
Photo-eyes and auto-reversal are requirements. They should be tested regularly, not assumed to work because the door still opens.
Colour, panel style and glazing are frequently controlled by community associations, and that approval is separate from the building permit.
A door installed without a permit is common and resolvable, but it can surface at sale, at refinancing or at claim time. It is better dealt with deliberately.

Each is a genuine trade-off. Nothing below is presented as the obvious answer.

In a storm, the pressure on the door has to travel into the structure. This section draws that path, because it is the part nobody photographs.

Wind pressure lands on the panel; the horizontal strut stiffens it and carries the load sideways to the ends.
The load passes through the end hinge into the roller — which is why rated doors use heavier end hinges.

The bracket transfers the load from the track to the jamb, at the spacing the approval requires.
The specified fastener, in sound material. This is where most real-world failures occur.

01 21 00Division 01 — allowances
No fixed prices are published here. A door is priced from its size, its rating and its specification, and the spread across those is wide.
A double door is not simply twice a single. Size drives the rating, the spring specification and the reinforcement package.
Higher pressure means a heavier assembly and more reinforcement, and it narrows the products that qualify.
An insulated door costs more than single skin and is the upgrade owners most often say they would repeat.
Flush and raised panel are the value options; carriage detail, timber-effect finishes and full-view glazing cost substantially more.
Impact-rated glazed sections add cost and can restrict the available approvals at higher pressures.
Belt drive, wall-mount and battery backup each add, and battery backup is genuinely useful in this climate.
Rotten or inadequate jambs must be repaired before a rated door can be anchored. This is the most common unexpected item.
Fees and the coordination time to file, post and pass the inspection.
A quality insulated steel door is a long-life item. The panels usually outlast the hardware by a wide margin.
Rated in cycles, not years. Heavy daily use shortens their life proportionally, and replacement is normal maintenance rather than failure.
The most common wear item, and the cheapest meaningful upgrade. Sealed nylon rollers transform how the door sounds.
Bottom seal and weatherstrip harden in this UV within a few years. Inexpensive to replace and very noticeable when they have gone.
Photo-eyes and auto-reverse should be tested regularly. They are the components most often assumed to work.

In the tri-county area, normally yes. A replacement garage door is a permitted, approved and inspected assembly, and the door must carry a current product approval covering its size, configuration and required design pressure. This is stricter than most of the country and it exists because the garage opening is the most consequential one in a windstorm.
Because of what happens after it fails. Wind entering a large opening pressurises the inside of the house, and that internal pressure pushes outwards on the roof and walls. A great many catastrophic failures start at the garage door rather than at the roof itself, which is why the opening is regulated as heavily as it is.
Sometimes, but only where the manufacturer has an approved retrofit for that specific door. A generic bracing kit fitted to an unrated door does not create a rated assembly, even though it may look substantial. We will tell you honestly whether your door has an approved route or not.
