Does the wind rating depend on my county?

Yes. In Miami-Dade and Broward, the high-velocity hurricane zone, a garage door needs a Miami-Dade Notice of Acceptance. In Palm Beach County a Florida Product Approval is accepted. In both, the design pressure on the label has to meet the figure calculated for your wall. The building department makes the final call.

Are glass-panel garage doors allowed in hurricane zones?

Yes, if the product is approved. Some glass-panel garage doors carry impact-rated glass and a wind approval, and some do not. A door in a high-velocity hurricane zone needs the approval whatever the style. Ask for the approval number for the exact model, and check it covers your door size.

Can I reuse my existing tracks?

Rarely. A wind-rated door is tested with its own tracks, brackets and struts, and the approval covers the whole set. Old tracks are usually lighter, so reusing them would mean the door no longer matches the tested assembly. New tracks and anchors are part of the replacement and are checked at inspection.

Why does water come under my garage door?

Most often the driveway slopes toward the door or the bottom seal is worn. Water can also run along the slab. A new seal is the first fix. If the slope is the cause, adjusting the apron or adding a drain may be needed. We check the pitch of the drive at the survey and tell you.

How do I test my door's auto-reverse and photo eyes?

Set a roll of paper towels on the floor in the door's path and close it. The door should reverse when it touches the roll. Then wave an object across the photo-eye beam while it closes, and it should reverse. If either test fails, the sensors or the opener force need adjusting. We run both tests at handover.

One wide door or two single doors?

A single wide door is simpler and has fewer parts. Two single doors put a pier between them, which can add structure and make each door lighter. A wider door often carries a lower pressure rating. Your layout, your cars and the framing above the opening usually decide it.

Should I do anything with the garage door before a hurricane?

Follow the maker's guidance. In general, keep the door closed and locked, and do not open it during the storm. If power fails, the opener will not work, so you will need to use the manual release. Do not rely on an ordinary door to resist hurricane winds, because only a rated door is built for it.

What if the opening is out of square or the header sags?

A door cannot seal or run true in a crooked opening, so the framing is corrected first. That can mean new jambs, a straightened header or added support above. Sagging at the header may point to a bigger structural issue, and an engineer may need to look. We check this at the survey and tell you before ordering.

Division 08 — Sectional doors

A garage door
is structure,
not just a door.

Wind does not usually destroy a house by pushing on the outside. It gets in through a large opening, pressurises the interior and pushes the roof off from underneath. In most South Florida houses the largest and weakest opening is the garage door.

That is why a garage door here is a rated assembly rather than a panel. The door, its track, its hinges, its rollers and the way it is anchored into the jamb are approved together and tested together. Changing one component for something similar-looking can take the whole assembly outside its approval.

Everything else — insulation, quietness, the look from the street, whether your phone opens it — is a genuine quality-of-life decision. But the rating and the anchoring are the part that is not negotiable, and they are decided before anything is ordered.

Division 08 — assembly

What a garage door assembly is made of

Six parts. Two of them you will look at every day and four of them decide whether the door survives a storm.

The opening & jambs

Everything is anchored into this.

The structural opening — masonry or framed — and the timber jambs fixed to it. The door's approval specifies how the track is anchored into that jamb and how the jamb itself is fixed to the structure. A perfect door on an inadequately anchored jamb is not a rated assembly.

Steel is the norm here for corrosion resistance and cost. Insulated panels — typically polyurethane bonded between steel skins — are stiffer as well as warmer, which matters because panel stiffness contributes to the wind rating.

Vertical and horizontal track, rollers, hinges and the brackets that hold it all to the jamb. Track gauge and bracket spacing are specified in the approval. Sealed-bearing rollers run far more quietly than plain ones and last considerably longer.

Systems analysis

What actually fails, and when

Garage doors rarely fail as panels. They fail at the moving parts, at the seals and — in a storm — at the anchoring. Knowing the order helps you spend money where it matters.

First to go

Rollers and hinges

Rollers carry the door thousands of cycles a year. Plain steel rollers wear, get noisy and eventually bind, which then loads the opener and the track. Sealed-bearing nylon rollers are an inexpensive upgrade that transforms how a door sounds and how long the rest of the hardware lasts.

Second

Springs, measured in cycles

Torsion springs are rated in cycles rather than years, so a household that opens the door six times a day reaches the end of a spring's life far sooner than one that opens it twice. A broken spring is a normal end of service life, not a defect — but it is never a homeowner repair.

Third

Seals and weatherstrip

The bottom seal is the cheapest component on the door and the one that keeps wind-driven rain and dust out. It hardens and shrinks in this UV, and replacing it is quick, inexpensive and disproportionately effective.

The one that matters

Anchoring, under load

None of the above is a safety issue. The anchoring is. A door whose track brackets are fixed into inadequate jambs, or a door that has been swapped without its approved reinforcement, can breach in high wind — and once the envelope is open, the pressure inside is what causes the serious damage.

So the honest advice is: upgrade the rollers, replace the seal when it hardens, have the springs serviced by somebody competent, and never treat the wind reinforcement as an optional extra you can add later.

Polyurethane core or a single steel sheet

The upgrade that changes the most about living with the door, and it is not really about heat.

Division 01 — approvals

Permits, approvals and wind pressure

A garage door in South Florida is a permitted, approved, inspected assembly. That is unusual compared with most of the country and it is the whole point.

What generally applies

Replacing a garage door normally requires a permit in the tri-county area.
The door must carry a current product approval covering its size, configuration and design pressure.
The anchor schedule in that approval is what gets installed and what gets inspected.
Openers require photo-eye sensors and automatic reversal.
The contractor of record is responsible for the installed assembly matching the approval.

What varies

Miami-Dade and Broward sit inside the High-Velocity Hurricane Zone; Palm Beach does not, which changes which approvals are acceptable.
Design pressure comes from the parcel, the building height and the exposure category.
Some associations restrict colour, style or glazing.
Fee schedules and inspection scheduling are local.
Whether a removable wind post is acceptable varies by system and jurisdiction.

Why the door is treated as structure

A breached garage door lets wind into the building and pressurises it from the inside. That internal pressure, acting outwards on the roof and walls, is what causes catastrophic failure — which is why the opening is regulated as heavily as it is.

Pressure comes from the parcel

Design pressure is not a product characteristic you pick from a brochure. It is calculated for your location, your building height and your exposure, and the door then has to meet or exceed it.

Approvals cover assemblies

The approval covers the door, track, hardware and anchors together at specified sizes. Substituting a component or exceeding the tested size takes the installation outside the approval.

Anchoring into the jamb

Most failures in testing and in storms are anchorage failures rather than panel failures. The jamb has to be sound and the specified fastener has to be used.

Insurance and mitigation

A documented, approved, permitted garage door can affect wind-mitigation credits. Keep the approval and the permit record — they have monetary value.

Openers and safety

Photo-eyes and auto-reversal are requirements. They should be tested regularly, not assumed to work because the door still opens.

Association restrictions

Colour, panel style and glazing are frequently controlled by community associations, and that approval is separate from the building permit.

Existing unpermitted doors

A door installed without a permit is common and resolvable, but it can surface at sale, at refinancing or at claim time. It is better dealt with deliberately.

How the load gets from the door to the building

In a storm, the pressure on the door has to travel into the structure. This section draws that path, because it is the part nobody photographs.

Panel & strut

Wind pressure lands on the panel; the horizontal strut stiffens it and carries the load sideways to the ends.

End hinge & roller

The load passes through the end hinge into the roller — which is why rated doors use heavier end hinges.

Vertical track

The roller bears on the track, which must be the gauge the approval specifies.

Track bracket

The bracket transfers the load from the track to the jamb, at the spacing the approval requires.

Anchor into jamb

The specified fastener, in sound material. This is where most real-world failures occur.

Jamb to structure

Finally into the masonry or framed opening. A perfect door on a poorly fixed jamb is not a rated assembly.

Division 01 — allowances

What moves the number, and what wears out

No fixed prices are published here. A door is priced from its size, its rating and its specification, and the spread across those is wide.

What moves the number

Opening size

A double door is not simply twice a single. Size drives the rating, the spring specification and the reinforcement package.

Required design pressure

Higher pressure means a heavier assembly and more reinforcement, and it narrows the products that qualify.

Insulation

An insulated door costs more than single skin and is the upgrade owners most often say they would repeat.

Panel style and finish

Flush and raised panel are the value options; carriage detail, timber-effect finishes and full-view glazing cost substantially more.

Glazing

Impact-rated glazed sections add cost and can restrict the available approvals at higher pressures.

Opener specification

Belt drive, wall-mount and battery backup each add, and battery backup is genuinely useful in this climate.

Jamb condition

Rotten or inadequate jambs must be repaired before a rated door can be anchored. This is the most common unexpected item.

Permit and inspection

Fees and the coordination time to file, post and pass the inspection.

What happens after issue

Expected service

A quality insulated steel door is a long-life item. The panels usually outlast the hardware by a wide margin.

Springs

Rated in cycles, not years. Heavy daily use shortens their life proportionally, and replacement is normal maintenance rather than failure.

Rollers

The most common wear item, and the cheapest meaningful upgrade. Sealed nylon rollers transform how the door sounds.

Seals

Questions we are actually asked

In the tri-county area, normally yes. A replacement garage door is a permitted, approved and inspected assembly, and the door must carry a current product approval covering its size, configuration and required design pressure. This is stricter than most of the country and it exists because the garage opening is the most consequential one in a windstorm.

Because of what happens after it fails. Wind entering a large opening pressurises the inside of the house, and that internal pressure pushes outwards on the roof and walls.
