The design process.
Custom design in South Florida is a collaboration between the owner, an architect, and the builder, and the order those three get involved in matters. We prefer to review schematic design early — before it’s locked — because roofline complexity, window count, and ceiling heights all have direct wind-load and cost consequences under the 8th Edition Florida Building Code (2023) that are far cheaper to adjust on paper than after permitting rejects the plans. Structural and MEP engineers typically join once the architectural design is roughly 60-70% resolved, and their input on foundation type, truss engineering, and HVAC load frequently reshapes details before the set goes to permitting. A design set isn’t truly “GC-ready” until it’s been checked against the specific lot’s flood zone and local zoning setbacks, not just against generic code minimums.

Foundation and structural approach for Florida soil and flood zones.
Slab-on-grade is the default foundation for single-family homes across the tri-county area, and for good reason: a poured concrete slab on compacted fill, over a soil-applied termiticide treatment and a vapor barrier, sidesteps the crawl-space moisture and termite entry points that plague foundation types common in other parts of the country, while matching Florida’s shallow, sandy soil conditions and high water table. That default changes once a lot sits in a higher-risk FEMA flood zone (AE or VE); in much of Miami-Dade’s coastal and low-lying areas, ground-level slab construction isn’t an option at all, and the home has to be elevated on stem walls or pilings with the living floor set above the required Base Flood Elevation. Most tri-county jurisdictions require the finished floor to sit at least one foot above BFE (freeboard), and some coastal municipalities — Miami Beach among them — require two to three feet. An elevation certificate documenting the finished floor height becomes part of the permanent permit record either way.

Timeline reality.
Design typically takes longer than owners expect — schematic design, engineering, and permit-ready drawings commonly run several months before a permit application is even submitted, and that timeline is largely owner-paced (how quickly decisions get made) rather than builder-paced. Permitting adds its own runway: Miami-Dade plan review commonly runs six to ten weeks with total permit issuance closer to six to twelve weeks, while Broward and Palm Beach tend to move faster. Once permitted, physical construction on a true custom home usually runs twelve to eighteen months depending on size and complexity, with material lead times on custom items — impact windows and doors in particular — often the actual pacing factor rather than labor.

1 How long does it actually take to build a custom home in South Florida from start to finish?
Design and engineering typically run several months and are largely paced by owner decisions. Permitting adds roughly six to twelve weeks in Miami-Dade, somewhat less in Broward or Palm Beach. Construction itself usually runs twelve to eighteen months. Total project timelines of eighteen months to two-plus years from first design meeting to move-in are common for a true custom home.
2 Do I need to already have an architect before I call a builder?
No. Some owners come to us with an architect already selected, and we coordinate with them. Others want us to bring in an architect we've worked with before. Either way, we prefer getting involved during schematic design rather than after plans are finished, since roofline and structural choices made early have real cost and permitting consequences.
3 Why does every house around here use a slab foundation instead of a basement?
Florida's shallow water table makes basements impractical and expensive across nearly the entire state, and slab-on-grade construction — poured over termite-treated, compacted fill — resists both moisture intrusion and termite entry better than crawl-space designs. It's the standard for a reason, not just tradition.
4 My lot is in a flood zone — does that mean I have to build my house up on stilts?
It depends on the specific flood zone designation. In lower-risk zones, a slab foundation with additional fill to reach the required elevation may work. In higher-risk zones common along Miami-Dade's coast and low-lying areas, ground-level construction generally isn't allowed, and the home must be elevated on pilings or stem walls above the Base Flood Elevation, plus required freeboard.
5 How much should I budget per square foot for a true custom home in Miami-Dade or Broward?
Custom homes in the tri-county area typically run in the $250 to $450 per square foot range for construction alone, excluding land, with hurricane-resistant construction, impact glazing, and HVHZ-compliant materials built in as the standard rather than an upgrade. Complex rooflines, larger openings, and premium finishes push that range higher.
6 Can I make changes to the plans after construction has already started?
Yes, but the cost and schedule impact grows the later a change happens. A layout change during design costs almost nothing to implement; the same change after framing is complete can mean demolition, re-engineering, and a real schedule delay. We flag this trade-off honestly at each phase rather than just approving whatever's requested.
7 What's the difference between a custom home and a spec home?
A custom home is designed for a specific owner on a specific lot before construction starts, with the owner making decisions throughout. A spec home is designed and built by the builder without a locked-in buyer, using plans and finishes chosen to appeal to the broader market rather than one family's preferences.
8 Who actually owns the relationship with subcontractors — me or the builder?
We do. As the licensed general contractor, Elbaz holds the permit, contracts and schedules every subcontractor, and is legally responsible for the work meeting code. That single point of accountability is the point of hiring a GC rather than acting as your own contractor.
