Most Miami-area buildings require a formal renovation application before permits are submitted — plans, scope description, contractor insurance certificates, and often an engineering letter for anything touching plumbing stacks or interior walls that might be load-bearing. Since the 2021 Surfside condominium collapse and the state structural-safety laws that followed — mandatory milestone structural inspections and reserve-funding requirements for condo buildings — many associations have tightened their alteration agreements specifically around anything touching structural or building-system components.
