The service, defined
An open-concept kitchen remodel removes the wall between the kitchen and an adjoining living or dining space, replaces whatever load that wall carried, and rebuilds the kitchen to work in a room that is now visible from everywhere.
It serves owners of houses laid out for a different decade — where the cook is sealed off from everyone else — and condominium owners who want light to reach further into the plan. The kitchen design changes as much as the structure: everything is on show, so storage, mess and noise all have to be planned for.

Two local realities shape this. In concrete-frame condominiums the wall between kitchen and living is frequently structural or contains the building’s services, and the association will have a view on both. In single-family houses the load path matters more than usual, because wind design means walls are doing work beyond carrying floor above — and that has to be replaced properly, not just propped.

Twelve items, four phases. The first three decide whether the wall can come out at all, and they happen before any kitchen is designed.

Whether the wall carries load, what it carries, and where that load goes once the wall is gone. Until this is answered, no layout is worth drawing.
What is inside the wall — supply, waste, vents, electrical, sometimes the building’s risers. Every one of them needs a new route before the wall can go.
A Florida-licensed engineer sizes the beam and designs the bearing at each end, including how load reaches the foundation. In this region that calculation includes lateral considerations, not just gravity.
The kitchen is now furniture in a living room. Island position, seating, sightlines from the sofa, and what is visible from the front door all become design problems that a closed kitchen never had.
An open kitchen sends cooking smells through the whole living space. Extraction has to be sized and sited for that, and it is much harder to add later.
Structural drawings and calculations plus the electrical, plumbing and mechanical scope. Association approval as well, where the property is a condominium.
The load is taken on temporary support before anything is cut, then the wall comes out. This is the stage where being wrong is expensive.

Design and material language

Flush or dropped
Used on these kitchens. A flush beam concealed within the ceiling depth gives an unbroken ceiling and is what most people picture when they imagine the wall gone.
Other options. A dropped beam is cheaper and simpler because it does not need to fit within the floor zone, but it leaves a permanent line across the ceiling. Concealing a beam costs more in structure and in make-good; it is usually worth it.
Doing the wall’s old job
Used on these kitchens. An island that defines where the kitchen ends without closing anything off, with seating on the living side and working surface on the kitchen side.
Other options. A peninsula costs less and suits narrower plans but reintroduces a barrier at one end. No island at all keeps the room largest but loses the boundary that stops the kitchen sprawling into the living space.
Now a living-room problem
Used on these kitchens. Extraction sized for the room rather than the hob, because there is no door to contain cooking. An island hob needs a ceiling or downdraft solution, which is a structural and ducting decision made early.
Other options. Recirculating extraction is often the only option in a condominium. It handles grease but not heat or moisture, so the room specification has to compensate.
Everything is visible now
Used on these kitchens. Full-height runs and concealed storage, so the kitchen presents as joinery. In an open plan, open shelving and glass fronts mean the room is only ever as tidy as its worst day.
Other options. Open shelving looks superb photographed and demands constant discipline in real use. It is a lifestyle decision more than a design one.
One surface across the join
Used on these kitchens. The floor carried across the old wall line without a threshold, which is what makes the two spaces read as one.
Other options. A material change at the old wall position saves money on make-good and permanently announces where the wall used to be.

Technical brief
There is no version of a load-bearing removal that does not need an engineer, a permit and an inspection. Here is what the building department actually reviews.


Until an engineer says otherwise, treat the wall as load-bearing. Interior walls in South Florida houses frequently carry roof or floor load, and some carry lateral load, which is less obvious and just as important.
The beam, its bearings and the load path to foundation are designed, signed and sealed by a Florida-licensed engineer. That set is what the reviewer reads.
A beam moves load to its ends. Those ends need something beneath them capable of carrying it, which sometimes means work at a lower level or at the foundation.
In a high-wind region some interior walls contribute to how the building resists lateral load. Removing one can require compensating work elsewhere.
In a concrete-frame building the wall may be structural to the building rather than to your unit, and may contain risers serving other apartments. Some walls simply cannot be removed, and that answer comes from the association and its engineer.
Plumbing, electrical and vents inside the wall must be rerouted and inspected. This is often the item that dictates the sequence.
The beam and its connections are inspected before ceilings close. Nothing gets boarded over ahead of that.
Written approval, contractor insurance naming the association, working hours and elevator access — all before starting, and on their own timetable.
The permit closes on final inspection. Keep the sealed drawings: a future buyer’s inspector will ask about a beam, and having the paperwork ends the conversation.

Assembly

Sizing a beam is routine. What takes engineering judgement is where its load goes once it reaches the ends, and whether what is underneath can carry it.
Concealing the beam within the floor zone means working around joists or slab and usually more make-good. That cost buys an unbroken ceiling, which is the thing people actually wanted.
The load is picked up before anything is cut. This is the stage where shortcuts cause real damage, and it is not visible in any finished photograph.
Beam and connections are inspected with everything visible. Boarding ahead of that means taking it down again.

You do not, reliably, and neither does anyone without opening it up or reading the structural drawings. Rules of thumb — walls running perpendicular to joists, walls above a beam below — are indicators, not answers. An engineer assesses it. The one genuinely wrong approach is to guess and start cutting.
It is entirely normal and it does not stop the project. A beam replaces the wall, sized by an engineer, with posts at each end carrying the load down to something that can take it. It adds cost, engineering, a permit and an inspection — it very rarely makes the job impossible.
Usually, if there is enough depth in the floor structure above. A flush beam gives you an unbroken ceiling, which is what most people actually want. Where the depth is not available, the beam drops below the ceiling and reads as a line across the room — which some people accept happily and others do not.
In a high-wind region, some interior walls help the building resist sideways force as well as carrying weight. That is less visible than gravity load and is exactly why the assessment is done by an engineer rather than by eye.

Not necessarily, but something usually has to define where the kitchen ends. Without a boundary an open kitchen tends to sprawl into the living space. An island gives you that edge plus preparation surface and seating. A peninsula does it more cheaply in a narrower room.
It looks superb and it means you face the room while cooking. It also means extraction from the ceiling or a downdraft, both more complex and more expensive than a wall hood, and it puts heat and spatter at the seating edge. Worth doing deliberately rather than by default.
Size the extraction for the room rather than the appliance, duct it outside if the building allows, and run it before you start cooking rather than after. In an open plan there is no door to contain anything, so under-specified extraction is felt everywhere.
Recirculating extraction with carbon filtration is the fallback and is common in condominiums. It handles grease and some odour but not heat or moisture, so it is worth compensating with a more capable unit and better conditioning.
They are rerouted, inspected and concealed elsewhere. This is frequently the item that governs the sequence, and occasionally it is the thing that makes a particular wall impractical to remove.
Not if the make-good is done properly. The two tells are a ceiling that is not level across the old line and a floor with a threshold or a patch. Both are avoidable and both are where a cheaper quote saves its money.
The physical work is a short and intense phase. The longer parts are engineering and permitting beforehand, and the inspection gate before concealment. We will not quote weeks here because permitting depends on your municipality.
Because two projects that look identical in a photograph can differ completely underneath. A non-structural stud wall coming out is modest work. A load-bearing wall with services in it, needing a flush beam and foundation work under the bearings, is a different project entirely.
Yes, and it is sometimes sensible for cash flow. The trade is that you pay twice for mobilisation and protection, and you live with make-good that has to be redone when the kitchen arrives. Where budget allows, doing both together is cheaper and cleaner.
