An open-concept kitchen remodel means removing or substantially modifying the wall between the kitchen and an adjacent living or dining space — the single most consequential structural decision in any kitchen remodel, and a genuinely different project from anything cosmetic.

South Florida’s building stock makes this a distinct regional consideration. Most homes here are built from concrete block (CBS) rather than wood framing, and in a typical CBS or hybrid-construction rectangular floor plan, both the exterior walls and the central spine wall are almost always load-bearing. Removing a load-bearing block wall is a different engineering and construction problem than removing a wood-frame stud wall, and it needs to be treated that way from the start.

CBS construction relies on a continuous reinforced concrete tie beam (also called a bond beam) running along the top of the block walls, tying the structure together horizontally and anchoring the roof trusses through hurricane strapping. Removing a load-bearing section of block wall means an engineer has to design a replacement — typically a steel or engineered lumber beam on supporting posts — that properly transfers that load path, including maintaining the structural continuity the tie beam was providing. That makes removing a load-bearing wall in a CBS home a more involved structural undertaking than removing an equivalent wood-frame stud wall, where the load path is usually simpler to redirect.

Merging two previously separate rooms changes how air moves through the home, which often means rebalancing the HVAC system — adjusting supply and return registers, and sometimes upsizing equipment, to properly condition the larger combined volume rather than leaving it feeling uneven. It also means matching flooring across the newly opened footprint, including patching where the wall itself used to sit.
