Building vertically is how you get more livable square footage out of a small or narrow lot without expanding the footprint — but a two-story ADU is genuinely the most structurally complex and most zoning-constrained ADU type we build, and it’s worth being direct about that before falling in love with a two-story rendering.

Accessory structures are commonly subject to lower height and story limits than the main house in South Florida zoning codes — sometimes meaningfully lower. Whether a second story is even allowed has to be confirmed against your specific property’s zoning district before design starts, not discovered during plan review after months of work.

Structural load and stair footprint.

A second story means real structural engineering — foundation sized for genuine two-story load, framing engineered for the additional weight and wind exposure a taller structure carries, none of which is comparable to the framing scope of a single-story garage conversion. It also means a stairwell has to live somewhere, and that stairwell eats into the ground floor’s usable square footage in a way flat, single-story layouts never have to account for.

Second-story windows looking into a neighboring yard are one of the most common practical objections — and sometimes a review sticking point — for two-story accessory structures specifically, in a way single-story units rarely trigger. 1 Can I build a two-story ADU on my lot?

2 Why does a two-story ADU need more engineering than a one-story one?

A second story adds real structural load and wind exposure that a single-story structure doesn't carry, which means the foundation and framing need to be engineered specifically for that — it's a meaningfully different structural problem, not just "more of the same" scaled up.

3 Will my neighbors be able to object to a two-story ADU?

Second-story windows overlooking a neighboring yard are one of the more common practical concerns with two-story accessory structures, and depending on your jurisdiction's review process, neighbor input can be part of approval. 4 If the ground floor is a garage and the unit is upstairs, is that a "garage conversion" or a new ADU?

That's typically treated as new detached ADU construction with an accessory garage or flex space beneath it, rather than a garage conversion — the living unit itself is new construction on the second floor, not a repurposed existing garage.

5 How much more does a second story actually cost compared to a single-story unit?

Meaningfully more per square foot, mainly from the additional structural engineering, foundation sizing, and stair construction — it's not simply double the cost of a single-story unit of the same total square footage. We give a project-specific number once feasibility and design are set.

6 Does the stairwell really take up that much space?

Yes — a code-compliant interior stair typically requires a meaningful, non-negotiable footprint on the ground floor, which is one of the real trade-offs of going vertical instead of building a larger single-story unit if your lot could support either.

7 Can I add a second story to an existing single-story ADU later instead of building both at once?

Sometimes, if the original foundation and framing were designed to support future vertical expansion — but that has to be planned for from the start. Retrofitting a second story onto a structure not designed for it is a much larger undertaking than building it in from day one.

8 Is a two-story configuration a good option if my lot is small?
