Division 09 — Tiling

A luxury bathroom
is a waterproofing
job with a finish on it.

Every expensive thing in this room sits on top of something invisible. The membrane, the pre-slope, the bonded flange at the drain and the movement joints do the work. The porcelain, the glass and the brassware are what you get to enjoy because that work was done properly.

The failures we are called to fix are almost never tile failures. They are water finding a route the detailing left open — a membrane stopped short at a curb, a niche with no fall, a drain flange that was never bonded, a shower screen drilled through a waterproofed wall without a sleeve. None of that is visible on the day it is handed over.

So we sequence a luxury bathroom the way it has to be built rather than the way it is sold: survey and levels, layout and setting-out, services, substrate, waterproofing and flood test, then tile, then glass, then brassware. The finishes are chosen early and installed last.

Falls are formed in the pre-slope under the membrane, not made up in the tile bed. A floor laid flat and "sloped in the adhesive" is the most common cause of standing water we are asked to correct.

What a wet room is actually made of

Six layers, listed from the slab outwards. Only the last one is visible, and it is the only one you can change your mind about later.

Substrate & pre-slope

Where the fall is actually created.

A cement backer board or a mortar bed, laid to a true fall toward the drain before anything waterproof goes on. Getting the plane flat AND sloped is the hardest part of a large-format installation, because a big tile will not follow a wavy floor.

Suitability. Every wet area. Non-negotiable under a shower.

Sheet or liquid-applied, carried up the walls above the shower head, over the curb and bonded to the drain flange. Corners, changes of plane and pipe penetrations are where it is reinforced and where it fails if it is not.

Where the water is supposed to go.

A linear channel lets a large-format floor fall in one direction instead of four, which is why it suits big tiles. The flange has to be bonded into the membrane, and the channel set dead level so the water arrives evenly along its length.

The surface, and the setting-out problem.

Big panels mean fewer grout lines and a calmer room, but they demand a flat substrate, full adhesive coverage and careful lippage control. Book-matched veining has to be planned sheet by sheet before any of it is cut.

A niche is a hole in a waterproofed wall, so it is formed, waterproofed and given its own small fall to drain. Blocking for the glass screen, the grab rail and the vanity goes in at framing — after that, adding it means opening the membrane.

Glass, brassware & joints

The last things in, and the easiest to damage.

Frameless glass is measured from the finished tile, not the drawing, so it is templated after tiling. Fixings through a waterproofed wall need sealing sleeves. Silicone — not grout — goes in every internal corner and change of plane, because those joints move.

The channel runs the width of the shower and sits level, so the scalloped mosaic floor falls to it in one direction. Small mosaic on the floor gives grip and lets the fall form without lipping.

Project record 01 — material analysis

One stone, one metal, one timber

The whole room runs on three material decisions and repeats them without exception. That restraint is why a small bathroom reads as a large one.

Walls

Marble-look porcelain, full height

Large-format porcelain in a white marble pattern, carried floor to ceiling on every wet wall. Taking it to the ceiling rather than stopping at a tile line removes a horizontal break and makes the room taller; the veining runs across the panel joints so the wall reads as a slab.

Floor

Scalloped mosaic, same tone

The shower floor changes format but not colour: a fan-shaped mosaic in the same marble tone. The smaller unit lets the floor fall properly to the drain and adds grip underfoot, and because the colour matches, the change reads as texture rather than as a different material.

Metal

Matt black, everywhere or nowhere

Every metal item is the same matt black: shower head and arm, thermostatic valve, hand shower and rail, grab rail, basin mixer, glass track and handle, shelf brackets and even the linear drain grate. Nothing is chrome. That single decision is doing most of the visual work in the room.

Timber

Fluted oak, one piece of warmth

The vanity is a fluted light oak with black handles — the only warm material in an otherwise white and black room. Fluting catches the light vertically, which gives the one piece of furniture in the room some depth without adding another colour.

The room is not luxurious because of what it cost. It is luxurious because there are only three materials, the metal finish never varies, the veining runs where it should, and the floor drains. Any of those left undone would be visible from the door.

Seven decisions that set both the look and the maintenance of the room. All of it is in the page whether you open a panel or not.

Large-format porcelain

Marble-look panels, 600mm and larger

The default luxury wall finish: the look of stone with none of the sealing, staining or acid sensitivity.

AppearanceContinuous veining with few grout lines; reads as slab rather than tile when the layout is planned.

DurabilityEffectively inert. It does not stain, etch or need sealing.

MaintenanceNeutral cleaner and a cloth. The grout, not the tile, is what wants attention.

Four junctions that decide the room

Each row puts a wide condition next to the junction it depends on, from the same documented bathroom as the record above. No second project is mixed in.

Division 01 — approvals

Permits, condos and the order of work

A bathroom remodel is usually permitted work in South Florida, and in a condominium the association's process typically runs longer than the city's.

Normally permitted

Relocating or adding supply and waste pipework.
New or altered electrical circuits, including lighting and extraction.
New or relocated mechanical extraction ducted to outside.
Removing or altering a wall, which brings structural review with it.
Any change to the waterproofing of a wet room in a multi-storey building.

Usually simpler

Like-for-like fixture replacement in the same positions.
Re-tiling with no change to services or waterproofing extent.
Vanity and mirror replacement using existing supplies.
Re-grouting, re-sealing and refinishing.
Accessory and brassware changes.

Condominium approval

Associations set working hours, lift protection, waste routes and floor protection, and many require an engineer's letter for any change affecting a wet area over another unit. Start this first.

Waterproofing above another unit

In a multi-storey building the bathroom floor is somebody else's ceiling. That is why the flood test is not optional and why associations care about it.

Extraction

Humidity is the main enemy of a South Florida bathroom finish. Extraction ducted to outside — not into a ceiling void — is what protects the paint, the vanity and the grout.

Waste falls

A relocated shower or bath needs a waste run with continuous fall inside the available floor depth. This is the constraint that most often decides whether a layout is possible at all.

Water pressure and valves

A rain head and a hand shower running together need the flow to support them. This is checked at design, not discovered at commissioning.

Accessibility

Grab rails, a level threshold and a bench are far cheaper to build in now than to retrofit, and blocking for them costs almost nothing at framing stage.

Inspections

Where services were altered, rough-in inspection happens before the walls close. Tiling over an uninspected rough-in means taking it off.

Lead times

Porcelain, brassware and made-to-measure glass all run on their own lead times, and the glass cannot even be ordered until the tiling is finished.

Timelines are not promised here. Association approval, material lead times and the template-to-fit gap on the glass all vary. We give a written programme for your specific bathroom, with those gaps shown, before you commit.

Division 01 — substitutions

Three decisions worth understanding

Each is a genuine trade-off. Nothing below is presented as the obvious answer.

What is under the tile

The parts that decide whether a bathroom survives are all buried. This section draws them, because no photograph of a finished room can show you the layer that matters most.

Structural floor

The slab or joisted deck. Deflection here shows as cracked grout above, so a timber floor is stiffened before anything else.

Pre-slope

The fall to the drain, formed before waterproofing. This is where drainage is won or lost.

Waterproof membrane

Sheet or liquid, carried up the walls and over the curb, reinforced at corners and bonded to the drain flange.

Drain flange & channel

Bonded into the membrane so water reaching the membrane still has somewhere to go.

Adhesive bed

Full coverage under large panels; voids are where tiles crack and where water sits.

Division 01 — allowances

What moves the number, and how it ages

No fixed prices are published here. A bathroom is priced from its specific scope, and the same room can differ several-fold depending on the decisions below.

What moves the number

Whether services move

Keeping the drain and stack where they are is the single largest saving available. Moving a shower waste can change the whole approach.

Waterproofed area

A wet room tanks far more area than an enclosed shower, and that is labour as well as material.

Tile format and layout

Large panels cost more to install than small ones; book-matching, mitred external corners and pattern work add further.

Glass specification

Frameless costs meaningfully more than framed, and a slider on exposed track more again.

Brassware and fixtures

The spread between entry and premium brassware across a full room is one of the widest single variables in the whole job.

Vanity and mirror

A custom timber vanity with a matched top and a lit mirror cabinet is furniture, and priced like it.

Existing conditions

What is found behind the old finishes — rot, corroded pipe, a previous leak, an out-of-level floor — is the most common source of variation.

Building constraints

Condominium access, lift protection, restricted hours and waste routes all add real time to the same scope of work.

What happens after issue

Expected life

A correctly tanked bathroom with quality porcelain and brassware should not need structural attention for decades. Silicone and grout are the consumables.

What wears first

Silicone joints, shower seals and the glass coating. All three are inexpensive, planned maintenance rather than repairs.

Silicone

Internal corners want re-doing every few years. Left too long, a failed corner joint is how water reaches the substrate.

Hard water

The main enemy of matt black brassware and clear glass in South Florida. A squeegee and a coating do more than any cleaning product.

Ventilation

The cheapest thing that protects everything else. Run the extractor during and after showering; humidity is what degrades paint, timber and grout here.

The bathroom file

Tile references, grout colour, brassware models and the glass supplier kept together make a future repair straightforward.

One metal finish, everywhere

Valve, head, rail, mixer, glass hardware and even the drain grate are the same matt black. That consistency is the strongest single decision in the room.

The floor changes format, not colour

Scalloped mosaic inside the shower and large panels elsewhere, in the same tone — texture where grip and fall are needed.

Veining runs across the joints

The wall panels were laid out before cutting so the pattern continues rather than restarting at every tile.

The linear drain sits level

It runs the full width so the floor falls in one direction — which is what makes a large-format shower floor possible at all.

Questions we are actually asked

The programme is driven less by the tiling than by three fixed waits: the waterproofing flood test, material lead times on porcelain and brassware, and the glass, which cannot even be templated until the tiling is finished. We give a written programme for your specific bathroom with those gaps shown rather than quoting a general figure.

Usually yes. Moving supply or waste pipework, altering electrical circuits, adding extraction or changing a wall all normally require permits. A like-for-like fixture swap in the same positions often does not. In a condominium the association's own approval process runs alongside the municipal one and is frequently the longer of the two.

Yes, and it is the one stage we will not skip. The membrane is plugged and filled and left, typically overnight. It is the only point in the build where a waterproofing defect is cheap to find. In a condominium, where your floor is someone else's ceiling, it also protects you from a claim that is far more expensive than the test.

If you want the genuine depth of stone and accept sealing and careful cleaning, marble is the real thing and nothing quite replaces it. If you want the look without etching from cosmetics, sealing cycles or acid sensitivity, large-format porcelain is the better engineering answer — and in a wet room we recommend it more often than not.

Frameless glass is templated from the finished tiled surfaces, because a millimetre of bow in a wall becomes a visible gap at the seal. That means it cannot be measured from a drawing or ordered in advance. The gap between tiling finishing and glass arriving is real and we show it in the programme.

Often yes, but it depends on the floor depth available for the waste run and the fall. That is one of the first things we check at survey, because it decides whether the layout you want is possible at all rather than being a finishing detail.

More than chrome does, particularly with hard water. A quality PVD finish resists wear well, but it will still spot if left wet. Wiping down and avoiding abrasive cleaners is the whole maintenance routine, and most clients find it a fair trade for the look.

Extraction ducted to outside and actually used, silicone corners renewed every few years before they fail, and a squeegee on the glass. Humidity is the thing that degrades paint, timber vanities and grout in South Florida, and ventilation is by far the cheapest protection available.
