South Florida asks things of a building that most of the country never does. A contractor who mainly works elsewhere can genuinely not know them.

High-Velocity Hurricane Zone

Miami-Dade and Broward sit inside the HVHZ, where design wind speeds reach up to 175 mph and every relevant product needs a Notice of Acceptance. Palm Beach follows Wind-Borne Debris Region rules.

Three counties, three processes

Each county runs its own portal, review timeline and inspection sequence. Knowing which one you are in changes how a schedule should be built.

Moisture, salt air and UV

Corrosion-resistant fasteners, moisture management behind tile and stucco, and finishes chosen to survive humidity rather than photograph well once.

HOAs and historic districts

Association and architectural review can add weeks. We identify what applies during the first site visit, not after materials are ordered.

One contract, start to finish

Nobody gets to say
“that’s not my scope.”

Most renovation disasters are not build failures. They are handoff failures — the designer, the contractor and the trades each did their bit correctly, and nobody owned the seams between them. Design-build removes the seams.

Priced while it is still being drawn

A drawing set produced without a builder pricing it finds out what it costs at permitting, which is the most expensive possible moment. Ours gets costed as it is drawn, so the trade-offs happen while they are still cheap to make.

One number to call when something moves

Framing opens up a surprise, a product is discontinued, an inspector wants a revision. With split contracts that becomes a negotiation between two companies. Here it is one conversation, and the schedule gets re-cut the same week.

The permit set is drawn to be approved

Drawings are produced by people who submit into Miami-Dade, Broward and Palm Beach every week and know what each reviewer sends back. Fewer revision cycles is usually worth more calendar time than anything that happens on site.

Engineered work still gets an engineer

Design-build is not a way to avoid a professional seal. For structural changes, additions and ground-up work we coordinate a licensed architect or engineer of record directly — you are just not the one managing them.

It depends on scope, and permitting is usually the part people underestimate. A single bathroom might run 4–8 weeks of construction; a kitchen often 6–12; a whole-home renovation several months. Permit review in Miami-Dade, Broward or Palm Beach can add weeks before construction legally starts, which is why we start that process early rather than after design is finalised.

Almost certainly, if the work is structural, electrical, plumbing or mechanical — which covers most real remodeling. Purely cosmetic work like painting or a like-for-like flooring swap is one of the few genuine exceptions. We pull permits directly rather than leaving that to the homeowner.

We provide project estimates following a consultation and site visit. Because the condition of what is behind the walls materially changes cost, we price the visible scope honestly and flag likely contingencies rather than burying them in a number that changes later.

Miami-Dade and Broward sit inside Florida’s High-Velocity Hurricane Zone. Structural, roofing, window and door products installed there must carry a valid Miami-Dade Notice of Acceptance. Palm Beach falls just outside HVHZ but is still governed by Wind-Borne Debris Region rules. We verify product approvals before ordering, not after an inspection flags it.

Often yes for a single-room or partial renovation, though expect real disruption — dust, noise, and periods without a working kitchen or bathroom. Whole-home renovations more often call for temporary relocation, at least during the most invasive phases. We will tell you honestly which one your project is.

Yes, and we identify which apply during the first site visit rather than after materials are ordered. Association and architectural review can add real weeks to a timeline, and historic districts often carry specific material requirements. Planning for it up front is far cheaper than reacting to it.

For most residential remodeling we can handle design and construction together, which is usually faster and better coordinated. Larger structural projects, additions and new construction typically do require a licensed architect or engineer of record, which we coordinate directly.
