Almost every municipal page assumes the answer to this question. Dania Beach answers it explicitly, and the answer is not always the City.

The City states the default plainly: “Most permit applications start with the City of Dania Beach.” Then it names the exceptions in the same breath — “For new residential or commercial properties that need environmental or transportation reviews, asbestos certificates or notices of commencement, please visit Broward County’s ePermit OneStop portal.”

So four specific triggers move the starting point: environmental review, transportation review, asbestos certificates, and notices of commencement. And whichever counter you start at, the form is the same one: “Begin by filling out Broward County’s Building Permit Application and provide two (2) sets of plans and supporting documents.” Dania Beach does not publish a form of its own.

Four places a Dania Beach project is actually decided

The City runs its permitting alongside Broward County rather than instead of it, and it publishes a separate office for work that does not fit the ordinary route. Knowing which is which saves a cycle.

Permit intake, plan review, inspections and unsafe structures

The Division “is responsible for enforcing building codes relative to new construction, additions, remodeling and interior renovation of residential, commercial and industrial property, including processing building permit applications, reviewing plans and conducting inspections.” It is also “responsible for condemnation and demolition of unsafe structures.”

Suitability. This is the default counter for most work. In-person applications are taken Monday to Thursday, 8:30 a.m. to 3:30 p.m., and the phones run Monday to Friday, 8 a.m. to 5 p.m.

Maintenance. Zoning is a narrower window again: walk-in hours are Monday through Thursday, 12:00 p.m. to 3:30 p.m. A zoning question and a building question are not answerable in the same visit unless the visit is timed for both.

The work that most often opens a residential file

Doors and glazing are the commonest reason a Dania Beach homeowner reaches a counter at all, and they are also where the county product layer applies most visibly. These are Elbaz Construction projects in South Florida; none is presented as a Dania Beach project or as having been permitted by the City.

What goes in, and who has to sign it

Dania Beach describes its application as a two-step process: prepare and gather documents, then apply. The gathering step is where the work is, because several of the items depend on someone other than the applicant.

Broward County’s Building Permit Application

The City does not publish a form of its own. “Begin by filling out Broward County’s Building Permit Application” — so the form, its boxes and its conventions are the County’s, even when the file is the City’s.

Two sets of plans and supporting documents

The City states the number: two. Supporting documents travel with them rather than following behind, because the package is assessed as a whole.

The Affidavit of Awareness, if there is an association

Required of residents inside a Homeowners Association. It is a City document about a private obligation, and it is the item an applicant is least likely to anticipate.

The Contractor Registration Form

Completed by the contractor, with a copy of a valid driver’s licence and supporting documents. It is part of this package, not a separate errand.

Whatever the County needs first

If the scope triggers environmental or transportation review, an asbestos certificate or a notice of commencement, that work starts at the County portal. Discovering this after the City package is assembled costs a cycle.

The right window to hand it over

In person, Monday to Thursday between 8:30 a.m. and 3:30 p.m. If a zoning question needs answering on the same visit, that counter opens at noon and closes at 3:30.

The unusual feature of a Dania Beach package is that the City is not the only author of it. The form belongs to the County, the affidavit exists because of an association, and the registration belongs to the contractor. The City assembles the review; the applicant assembles the evidence from three separate places, which is why the gathering step is not a formality here.

Seven things we settle before a Dania Beach package is handed over

When the form belongs to the County, the affidavit exists because of an association and the counter is open four days a week, the value is all in the preparation. These are the checks we do, in order.

Answer the County question first

Does the scope involve environmental or transportation review, an asbestos certificate or a notice of commencement on a new property? If it does, Dania Beach itself tells you to start at Broward County’s OneStop portal.

Quality check

The routing question answered in writing before any package is assembled.

The form is the County’s, even when the file is the City’s

Dania Beach does not publish a building permit application of its own. The City directs applicants to Broward County’s Building Permit Application, which means the boxes, the conventions and the supporting-document expectations are the County’s throughout. It is a small fact with a practical consequence: a package prepared to another city’s conventions is prepared to the wrong ones.

An affidavit about a body the City does not administer

On a project where zoning and building questions interact, that overlap is the only time both can be answered in one visit.

Two other published routes worth knowing about

The City runs a Special Permitting Office separately from the Building Division, and publishes a Building Safety Inspection Program page — a duty attaching to certain buildings rather than to your permit. It also publishes a page on the House Bill 803 permit exemption. Which of these applies is worth establishing early, because they lead to different counters.

Everything above is the City of Dania Beach’s own published material, read on 19 August 2026. The City does not publish a review duration on that material, and this page does not state one. Requirements, forms and hours change. Confirm the current position with the Building Division, or ask us to — we do it on every file. Nothing here is a fee quotation, a review-time promise, or an opinion about whether a specific application will be approved.

Tab 11 — What moves the calendar

What actually drives a Dania Beach budget and calendar

We do not publish prices, and we do not publish review times as if they were ours to promise — the City publishes none on the material we read, and the figures circulating elsewhere are not the City's. What can be published honestly is which variables move them.

What moves the number

Which authority opens the file

Environmental review, transportation review, asbestos and notices of commencement move the starting point to Broward County. Getting that wrong does not slow a file down; it means the file has not started.

Whether there is an association

An HOA brings a City affidavit and a separate private approval on its own timetable. Neither substitutes for the other, and the association’s calendar is not the City’s.

A four-day counter and a shorter zoning window

In person Monday to Thursday, with zoning walk-in from noon. Every unplanned visit is a day, and a badly timed one answers only half the question.

How well the existing structure is evidenced

On a remodel, an engineer verifying what is actually there is the difference between a design that survives review and one that is redrawn around a surprise.

How many scopes are hiding inside the project

A covered outdoor structure is commonly four scopes at once. Identifying them at the start is cheap; discovering them one at a time is not.

Whether both plan sets are genuinely complete

The City asks for two. A second set assembled quickly to make up the number is a correction waiting to happen.

What happens after issue

The portal is where the job lives afterwards

Permit status is tracked and inspections are scheduled through the City portal, so the account that filed the application is the account that runs the build.

The Building Safety Inspection Program is separate

It attaches to certain buildings rather than to your permit, and it does not close because your work did.

Association obligations outlast the permit

A City permit does not discharge anything the association requires, and the affidavit was an acknowledgement rather than a resolution.

County reviews keep their own records

Where the County opened the file, the County holds part of the history of the property permanently.

Revisions go back through the same route

A change after issue is a revision on the County’s form, handed over at the same counter, in the same four-day week.

Monday through Thursday, 12:00 p.m. to 3:30 p.m. That is narrower than the building counter, so a visit that needs both a building answer and a zoning answer has to be timed for the overlap between noon and 3:30.

We do not publish a figure. The City does not publish one on the material we read, and the durations quoted on third-party permitting sites are not the City’s. What is knowable in advance is the content of the package, and completeness is the part of review time you actually control.
